A new high-end residential community is being planned in a fast-growing city on the outskirts of Orlando.

Orlando-based Elevation Development has filed plans with Orange County for The Vias at Apopka, a gated subdivision slated to have 244 single-family homes.

The homes will start in the $600,000 to $700,000 range, according to Jawaad Khanani, vice president of Elevation. “We’re definitely going to target that second move-up buyer,” Khanani said.

Elevation has approximately 115 acres at Round Lake and Cemetery roads under contract and plans to close in late 2026, he said. Lot sizes are expected to be 70 to 80 feet wide, with homes averaging two per acre. Roughly 10 acres will be used for the clubhouse, walking trails, parks and green space.

Even at this early stage, the development is notable for being part of the transformation of this mostly rural town. Apopka, Orange County’s second-largest city after Orlando, has seen a 21% population increase to 66,580 since 2020, according to city data.

Beyond the influx, more than 80 developments have been announced in the city in the past five years, several of which are master-planned developments with thousands of homes. Wyld Oaks, which is less than 5 miles from The Vias site, is expected to bring in 4,000 homes alone.

“There’s a lot of ongoing commercial and residential activity in the area,” Khanani said. “Not a lot of large tracts remain, so it was kind of a no-brainer for us.”

“The City of Apopka has been growing at a very brisk pace in the past 15 years, with the population expanding by 50% over that period,” said Lisa McNatt, director of analytics for Homes.com. “The area has experienced robust commercial development, particularly within its multifamily and industrial sectors, and that is helping to fuel housing development.”

The median home price has increased by nearly 45% over the past five years and is up 125% over the past decade, reflecting Apopka’s popularity with both new and repeat homebuyers, McNatt said.

The median home price in Apopka was $440,000 in October, according to Homes.com. That's up 9% over the previous year and higher than the $410,000 for metro Orlando, which includes Apopka.
