A new community is underway in Southwest Florida that will offer homebuyers the opportunity to live like retirees well before retirement.

Atlanta-based PulteGroup announced in a press release that construction has begun on model homes for Del Webb Explore North River Ranch, which will feature 901 single-family homes in Parrish, Florida, a community located between Tampa and Sarasota.

The community will offer six floor plans, ranging from a 1,405-square-foot, two-bedroom home to a 3,361-square-foot, four-bedroom house. Amenities will include a pool and lazy river, a private clubhouse with a bar and grille, a game room and a golf simulator.

The Del Webb Explore brand is designed to mimic the company’s “active adult” communities for residents aged 55 and up — but without the age restriction.

“Del Webb Explore addresses the demand from Gen X buyers seeking resort-style living,” Ally Boyle, PulteGroup’s manager of corporate communications, told Homes.com in an email. “This new offering captures the essence of Del Webb’s signature resort experience, which features amenities such as state-of-the-art clubhouses, high-end fitness centers, zero-entry lagoon-shaped pools, pickleball courts, walking trails and more, without the limitation of being 55 or older.”

The 410-acre community will fit inside North River Ranch by developer Neal Land & Neighborhoods. At full build-out, North River Ranch will have up to 5,000 homes.

Median home prices in metropolitan Sarasota, which includes Parrish’s Manatee County, fell 0.4% from last year in November to $417,500, according to Homes.com research.

Michelle Rumore, director of analytics at Homes.com, said the area has seen tremendous growth recently with few signs of slowing.

“Developers continue to look at northern Manatee County in an effort to tap into the region's growing population base,” Rumore said. “Positioned just south of the Tampa Bay metro area and north of Bradenton, the region has experienced exponential growth over the past five years and is expected to remain a leader in population growth in the state over the next five years.”
