Just before placing our home on the market, we interviewed a number of Real Estate agents in an effort to choose the right one to sell our home. Jim was fantastic! My husband retired from the military in July 2013 and we began our house hunting in WNY from New Jersey in April 2013. My mother in-law met Jim at an open house he was hosting and got his contact information for us. Right away he had us send him our wish list and he got us signed up for MLS listings. Any time we called him with questions, if we didn't get him on the phone, he would call us back right away. He even scheduled some showings for us on a list minute trip we took to Buffalo before moving so we could get a feel for what was available. Once we were in Buffalo full-time, he was very accessible each time we wanted to look at a property. My wife Kim and I recently purchased our second home and had the pleasure of using the realtor services of Jim and Chris Hoffman (for the second time). When we bought our first home, we had no idea about the home buying process or what to expect from start to finish. Jim and Chris outlined exactly what to expect (good and bad) and made us feel comfortable each step of the way. The best attributes of the Hoffman's are their integrity and responsiveness. As you get to know them, you realize they really do have your best interest in mind and are not simply out to make a quick buck. You also realize that although they have many clients, they always make you a priority. Not one time during the purchase of two homes did Jim or Chris ever not call when they said they would or respond to voicemail within 24 hours or less (usually within an hour). Their customer service is impeccable. During the process of selling our first home and buying our second home, Jim was very up front about how stressful the process could be (and it was to say the least), but consulted and advised every step of the way and in the end we purchased the home that was right for us. Jim and Chris helped us sell our home very quickly which was fantastic, but by doing so, it increased the pressure for us to find our new home expeditiously. We looked at several homes week after week and didn't see anything we really loved. The Hoffman's could have easily pushed us into homes that we would have regretted buying in the long run, but instead advised us against making a purchase they knew was not a fit. Ultimately we found the perfect home for our needs, taste, and family and we certainly could not have done it without their expertise and guidance. Home buying is a fantastic experience and for most of us a milestone in our lives. With that said, it can also be one of the more stressful experiences you face. I met Jim and Chris Hoffman through the advice of a neighbor who told me that this husband and wife real estate team was simply the best she had ever worked with. She had referred them after I mentioned to her that I was not happy with any of the realtors I had met thus far. Here I was, a single mom, not knowing ONE THING about the real estate business, going in totally blind, while trying to sell my mother's home after she had passed away. Talk about a crazy time! Well, the referral from my neighbor was totally accurate and THEN some! Our very first meeting told me that. They were very professional in their manner. They came with all sorts of documentation and previous sales records to actually show me where the pricing should be, and why. They gave me suggestion after suggestion of extremely affordable and rather simple things I could myself do to prepare the house for sale and make it more appealing. They walked with me, step-by-step, explaining the real estate business, why we were doing each thing, and what to expect next. My many phone calls were returned very quickly; that's the beauty of having a real estate TEAM such as theirs. If one of them was busy the other would help me out. It was like having two real estate agents in one! To add to it, Jim and Chris do not do real estate on the side. This is their ONLY profession, and they have been at it for over 28 years. Jim and Chris Hoffman are the most professional and realistic realtors out there. We bought our first house 7 years ago with the help of the Hoffman's. For every new home buying, he suggests looking at the minimum 10 houses, to get a feel for the junk, as he likes to say. It is a necessary lesson for all home buyers. Over the years our family grew larger, and it was time to buy a larger home and sell the current residence. We immediately invoked the assistance of Jim and Chris. The selling process with children is stressful, to say the least, but Jim and Chris made it a seamless operation. I cannot begin to imagine the amount of paperwork and phone calls that were completed. They counseled us on a smart selling price and within a month, our house was sold. We were then free to buy another home, and we found the dream home we were looking for and an offer was accepted. It was a time of quick decisions and commitments, and we were able to trust Jim and Chris all the way. Jim and Chris also have many recommendations regarding other aspects of real estate. They always knew who to call for a specific service, whether it is a lawyer, service professional or mortgage consultant. For both purchases and sale, Jim led us in the direction of Diane Sovereign for the mortgage and Jim Vallone for the legal aspect. We did not experience a single problem and both were professional and understanding. They also recommended our home inspector, Mark Bonvissutto, and I've never seen such a thorough job. We knew exactly what we were buying. That peace of mind is extremely important. I realized very quickly that the search for a home can be a long and sometimes emotional experience. After going through the entire process, my first and only piece of advice is find experienced help and utilize it from the start. My wife and I were just married and wanted to start our life together in a new home and we foolishly thought that we could do this on our own. I am thoroughly impressed with Jim's timing and knowledge of the WNY real estate market. My wife and I put our house up for sale in October of 2015, later in the year then we intended. After many showings we did not have an offer. We lowered the price to Jim's initial recommendation (which we ignored in the beginning) and though interest in our property continued, still no offers. Discouraged we decided to take our house off the market till spring. After all, we concluded, who buys a house in the winter. Jim fervently recommended not to. He stated there is a seasonal upturn at the end of the year. What? Trusting we relented. Low and behold we received an offer 2 days before Christmas. We never imagined that. That's just half the story however. Now we needed a new place to live. We sold our 4 bedroom house to downside to a ranch. If you've been in the market recently you know ranches are a hot commodity. Good ones don't stay on the market for long. Jim regularly e-mailed us new listings, some even before they hit the market. One such listing was a ranch in Clarence. We were the first to look at it and it was exactly what we wanted. Our viewing was on the Saturday before Mother's day. Jim called that night to see what we thought. We loved it and seriously considered submitting an offer on Monday. That's when Jim told us not to wait. Three other people had seen the house and most likely there would be multiple offers. He suggested we put in an offer on Sunday. Mothers Day! What? Who's working on Mother's day? Shouldn't you be home with your family? Jim said if you're ever going to trust what I say, trust this; the demand for this house is sky high and if you truly want it we can get a jump on everyone by submitting an offer before Monday. We listened, we got the house and couldn't be happier. Jim was spot on! Bottom line, Trust Jim. With 31yrs of experience he knows what he's talking about. Real Estate is an emotional roller coaster, that’s for sure, said Jim Hoffman to my wife and me on a beautiful March afternoon after signing papers to put our condo on the market. We were on a high with exciting dreams of a larger, roomier townhouse purchased at the lowest interest rate this country has seen in decades, so the metaphor was lost on us. Months later, however, after competing with the sales of eight other condos in our development, one lost deal (our dream house!) and months of not finding anything fitting our needs, our hopes of finding a new home were sinking fast and the meaning of Jim's metaphor of months earlier was sinking in. But he and Chris never really let our spirits get too low and were always there with an encouraging word or anecdote that kept us going. Eh...they're just being patronizing, we thought. But they weren't. They just knew the market and how things work and how eventually a break comes your way no matter how bad and hopeless things seem. And we really were pretty hopeless after losing a beautiful move-in ready townhouse that was perfect for us. We were crushed. But Jim and Chris assured us that out there somewhere is a place one hundred times better than that house we lost; we just have to find it. We were too heartbroken to believe it. But they were right--almost by accident we discovered another house that we absolutely fell in love with to the point where we couldn't even remember why we liked that prior perfect house so much. While our story has a happy ending, it was a bumpy, complicated roller coaster ride but Jim and Chris were there every step of the way explaining why things were the way they were, gathering information to answer our myriad questions, and listening to our general frustration until finally our roller coaster pulled to a stop and we moved in to our house. I started my home ownership search near the end of 2013. It was to be my first home purchase and, obviously, I quickly became overwhelmed with the amount of work/research that I would need to put into it.
