Historic enclave north of Church Hill
Amid ongoing revitalization, the east Richmond neighborhood of Fairmount is a historic district that keeps the faith. It was built in the late 19th century as a “trolley suburb,” and in the mid-20th century, as in nearby Church Hill, churches started to become the center of community involvement here. Several, including historic Mt. Tabor Baptist Church and the iconic Gothic structure that houses Bethlehem Baptist Church, remain in the community’s heart even today. Lately, Fairmount has been the focus of rejuvenation efforts that have spurred the remodeling of many of the neighborhood’s original homes, alongside new residential and commercial developments. A new rec center is in the works, also, following a groundbreaking at the community park in October 2023. The neighborhood’s first full-service grocery store, attached to a modern apartment complex, opened in 2019. “There’s definitely a lot going on there right now,” says John O’Connor, a Richmond local and Realtor with The Hogan Group Real Estate. O’Connor: “Fairmount has changed a lot even in the last five years, which is exciting. It’s becoming a very cool place to live, whereas maybe 10 or 15 years ago, it would’ve been overlooked in favor of a more ‘finished’ historic neighborhood like Church Hill.”
Revitalized 1900s homes and new builds
Originally built as a "trolley suburb" in the late 19th century, much of the residential architecture from the community's early phases of development remains. In 2000, Richmond began efforts to revitalize the existing housing as well as add new homes that keep the neighborhood’s architectural identity intact. This, in turn, spurred similar outside investment in the community, and today an array of remodeled homes can be found throughout Fairmount. Predominant among them are Italianate structures featuring large porches and decorative cornices or expanded roof ridges and Queen Anne homes that feature asymmetrical facades and conical or artfully designed roofs. Additional styles include remodeled frame bungalows, Craftsman-style remodels and ranchers. Today, home prices range from $200,000 for a two-bedroom bungalow to more than $450,000 for a beautifully remodeled Italianate-style Victorian. The median sale price hovers around the $305,000 mark, just under the median for the wider city. “This is almost like what Church Hill used to be, especially in terms of price,” says O’Connor. “If you’re looking to live in a city-suburb-type neighborhood on the east side but can’t quite swing the price of a home in Church Hill, Fairmount is a great option right now,” he says.

Historic Richmond high school
Fairmount students attend schools in the Richmond Public Schools system. The littlest neighborhood residents go to Martin Luther King Junior Early Learning Center for preschool. Older students continue to Marsh Elementary and Martin Luther King Junior Middle through eighth grade and finish their grade school careers at Armstrong High School. Marsh Elementary, which was renamed in 2020 to honor Henry L. Marsh III, Richmond’s first African American mayor, earned a B grade from Niche in 2023. That same year, Martin Luther King Junior Middle earned a D-plus and Armstrong High earned a C-minus. Armstrong High offers a variety of clubs and extracurricular activities to its students, from the National Honor Society and Men Sharpen Young Men Program to the Sports Analytics Club, Street Law and the Armstrong Leadership Program. The high school is one of the city’s oldest, established by the Freedman’s Bureau in 1865.
Convenient city parks
Lucks Field, a neighborhood park off North 20th Street within half a mile of most homes, offers a sunny multiuse field, two tennis courts, a baseball diamond complete with bleachers for spectators and a colorful playground. In October 2023, the city broke ground on a new community center in the park, which will provide additional recreational and social gathering space for locals. Fairmount Pool, a public outdoor pool open each summer, is diagonally across North 20th Street from Lucks Field. For bookworms, the East End Branch of the Richmond Public Library is nearby, too. It’s just half a mile southeast of the pool, off North 25th Street.
Market and eateries close to home
The Market at 25th is Fairmount’s only full-service grocer, conveniently located on North 25th Street within half a mile of most homes. Opened in 2019, it includes all the amenities of a modern grocery store, from a deli and bakery to a pharmacy. The store, which is connected to a contemporary apartment complex, also holds regular community events. Locals can grab a slice of pizza at DaVinci’s Pizza or feast on classic German fare at the award-winning Metzger Bar & Butchery. Both are within a mile of most Fairmount homes, near the neighborhood’s south end.

Getting around Richmond
Strategically scattered stops along the Greater Richmond Transit Company’s bus line make getting around the city without a car easy. Richmond Main Street Station, a working Amtrak train station, is in Shockoe Bottom, just 5 minutes south of home, for locals needing to travel a bit farther afield. And for those commuting even farther, the Richmond International Airport is less than 15 minutes southeast, just 7 miles away.
