Forest Hill is a nature lover’s retreat in Richmond’s South Side
With its tree-lined streets and namesake park, it’s easy to see how Forest Hill earned its name. Located south of the James River, this Richmond neighborhood attracts nature lovers who want easy river access and proximity to Forest Hill Park, a green space with a farmers market, hiking trails and one of the city’s most popular sledding hills. It also has an active arts community and is within walking distance of locally owned restaurants. The neighborhood is close to several bridges, giving residents easy access to Virginia Commonwealth University, Downtown Richmond and The Fan.

Homes in Forest Hill vary widely in style, and most were built from the early to mid-1900s. “There are some just gorgeous old houses, all a little bit different,” says Scott Garnett, an associate broker and Realtor with Samson Properties who’s sold homes in the area since 1990. “No houses look alike.” The median home sale price is in the upper $400,000s, above Richmond’s overall median but below that of Westover Hills, Woodland Heights and Stratford Hills. Cottages and Minimal Traditional homes generally range from the upper $200,000s to the mid-$300,000s, while other styles, including Cape Cods, Colonial Revivals and Craftsman bungalows, range from the lower $400,000s to the upper $700,000s.

Forest Hill’s diverse architecture, tree-lined streets and park events attract a variety of residents. The ceramics-focused 43rd Street Studios anchors the community’s art scene, which gathers each September for the 43rd Street Festival of the Arts, a one-day event featuring artists and live music. Forest Hill Park hosts the South of the James Market each Sunday from May through October. “What you’ll see is a lot of the neighbors have a bag and go over to the market and get all their fresh fruit and vegetables,” Garnett says. The park also hosts the monthly Music in the Park summer concert series, a free family-friendly event on Sunday evenings from May through October.

Forest Hill Park is the neighborhood’s biggest draw. The park offers trails, pickleball and tennis courts, and a playground. Forest Hill is also close to river access points and recreational hangouts, like:
The Buttermilk Trail, a hilly section of the James River Park System that’s popular with hikers and mountain bikers
The 42nd Street Entrance, a short path that leads down to the water, where you can hang out on river rocks
Reedy Creek, which has a place to launch canoes or kayaks into the river

Which public and private schools serve the community
Richmond Public Schools serves the area, and kids here can start at Westover Hills Elementary School. They can then go to Lucille M. Brown Middle School in the Jahnke neighborhood. Depending on where they live, high schoolers can go to either Richmond High School for the Arts in Northrop or Huguenot High School in Bon Air, or they can apply to regional governor’s schools or specialty schools. There are also two highly rated private elementary and middle schools in the neighborhood: Good Shepherd Episcopal School and Richmond Waldorf School.

Riverside Drive leads to the Lee Bridge, and Forest Hill Avenue connects to the Lee Bridge, the Manchester Bridge and the Mayo Bridge. You’re also close to the Boulevard Bridge, known locally as the Nickel Bridge, which takes you to Byrd Park, The Museum District and Scott’s Addition.
