Living in the McGuire neighborhood puts you within walking distance of the Richmond Veterans Administration Medical Center, one of the biggest employers in Richmond ’s South Side. Formerly known as the Hunter Holmes McGuire Veterans Affairs Medical Center, the hospital anchors the neighborhood, attracting residents and renters who want to be close to jobs and health care. Home prices here are lower than in nearby neighborhoods, and easy access to Southside Plaza and public transit adds to the area’s convenience.

Most homes in McGuire are Cape Cods, bungalows and ranch-style homes that were built in the 1940s and ‘50s. These usually have yards large enough for a driveway and several mature trees, so parts of the neighborhood feel shaded and suburban. “You can get a nice backyard and good square footage for a more affordable price than other parts of Richmond,” says Issac Abdelmalak, a Realtor at Virginia Capital Realty who’s sold homes in the area since 2013. Most residents here rent houses or units in low-rise complexes.

Prices generally range from the upper $100,000s to the mid-$300,000s, depending on size and condition. Abdelmalak says that these prices “pull a lot of first-time homebuyers who want to be closer to the city with something that can work with their budget.”
How commuters reach downtown and nearby neighborhoods
Hull Street gives commuters easy access to Downtown Richmond, which is around 15 minutes away, and Manchester, around 10 minutes away. From Hull Street, you can get on Interstate 95 or Chippenham Parkway to access other parts of the region. From Belt Boulevard, you can head north to neighborhoods like Forest Hill, Byrd Park and The Museum District. The Greater Richmond Transit Company bus stops throughout the area and has routes downtown that take around 30 minutes, making it possible to live here without a car.
McGuire's residents are a 15-minute drive from downtown Richmond.

McGuire offers a mix of quiet residential streets and busy corridors. The roads closest to the Richmond VA Medical Center and Hull Street corridor see the most action, but even here, homes have yards and are shaded by mature trees.
