Walkable city living in Richmond’s historic downtown
Right in the heart of vibrant downtown Richmond is the historic neighborhood, Monroe Ward. Within walking distance of the James River, Virginia Commonwealth University (VCU) and some of the city’s most beloved bars and restaurants, Monroe Ward offers residents a peak Richmond experience. “This area has a lot of history,” says Jacquelyn Waters, Realtor with Neumann & Dunn Real Estate. “There are multiple historic Civil War sites within a couple of blocks, and many buildings have unique architecture and features like antique doorknobs and original stained-glass windows.”
Condos and townhouses fly off the Monroe Ward
On the grid-style streets of Monroe Ward are many well-preserved, stately buildings that have been transformed into condos and apartments. Newer apartment buildings are also plentiful, as the area has become a hot rental spot for VCU students. “Monroe Ward is really close to the VCU campus,” Waters says, “Often, students want to live right by campus but not in university housing, so this is the perfect location for them.” In Monroe Ward, homebuyers can find a renovated studio or one-bedroom condo for less than $200,000 or a newly constructed townhome with a two-car garage for $800,000. Overall list prices range between $157,000 and $1.8 million. “It’s competitive there because not a lot comes up for sale,” Waters says. “If something goes on the market that is in move-in-ready condition in that area, it will sell in a matter of a few days.”
From Fox to TJ
Kids in Monroe Ward can attend William Fox Elementary, rated B-plus on Niche, before going to Binford Middle, rated C-minus, and graduating from Thomas Jefferson High, which has a B rating and is referred by locals to simply as “TJ.” The original William Fox Elementary building, located in the heart of the Fan District, is currently being rebuilt and is projected to open in 2025 with brand-new, state-of-the-art facilities. Fox Elementary students are currently attending school in the former Clark Springs Elementary, situated on Dance Street in nearby Oregon Hill. Fox Elementary receives an overall B rating on Niche and scores an A in the diversity category.
Access the James River Park System
Though Monroe Ward is urban, there’s no lack of access to nature and the outdoors. Several city parks, as well as the extensive James River Park System, are all within a short walking distance. Residents enjoy an afternoon picnic and free Wi-Fi in Monroe Park, situated at the heart of the VCU campus. Established in 1851, this is Richmond’s oldest park and is now a central gathering space for the thousands of college students who walk its paths to and from class every day.
For sweeping views of the James River, there’s the Potterfield Bridge on Brown’s Island. This pedestrian bridge stretches roughly one-third of a mile across the James River, linking the north and south banks and connecting to other trail systems around the James.
Lunch at Perly’s
Perly’s is a Richmond staple that is not to be missed. Located in Monroe Ward on East Grace Street, this beloved Jewish restaurant slings tasty plates of cheese blintz and Reubens that were featured on Food Network’s Diners, Drive-Ins and Dives in 2019.
Necessities are always nearby; plenty of small retail shops and markets are within walking distance of Monroe Ward homes. As for restocking the pantry, two close options are the Kroger and Whole Foods on West Broad Street.
I-64 and I-95
Monroe Ward and downtown a fairly walkable areas, but Richmond is largely car-dependent. Ramps onto Interstates 64 and 95 are less than a mile down the road from Monroe Ward, making commutes and trips around the Greater Richmond Area breezy. The Greater Richmond Transit Company, or GRTC, is another convenient option for getting around. Bus stops dapple Monroe Ward’s map.
