A quiet community with views of the Santa Susana Mountains

A community of 125,000 about 40 miles from downtown Los Angeles, Simi Valley is the third-largest city in Ventura County. The area known as West Simi Valley promises sweeping mountain views, robust business districts and a diversity of homes on larger lots than in the rest of the city. “It’s a quiet community with a slower pace. It’s close to LA County but not as congested and not as busy,” says Amy Gandel, a Realtor with Pinnacle Estate Properties who has more than two decades of experience. “There are great views, and nothing’s too far from you. You’re near the ocean, the San Fernando Valley and Thousand Oaks, so you get the best of both worlds.”

Lot sizes are more than double the state average in Bridle Path

West Simi Valley has a mix of housing, primarily single-family homes with pockets of condos and townhomes clustered along East Los Angeles Avenue and state Route 118. Single-family homes in the area were built in the 1960s, ’70s and ‘80s, reflecting a mix of midcentury architecture, with neat little rows of ranch-style homes and more contemporary Spanish-inspired offerings. “There’s a home for everybody. Whether you want more land, an equestrian property or a classic home, there’s something for you,” Gandel says. Homes range in price from around $750,000 to $2.5 million. Condos and townhomes are priced between $400,000 and $900,000, depending on the age of the building and the size of the unit.

One of the most prominent neighborhoods in West Simi Valley is Bridle Path, an equestrian community that offers 700 acres of trails and seven riding arenas. For easy access horseback riding, there is a 17-foot-wide bridle path with sand-surfacing in front of the homes. Lots start at 20,000 square feet, compared to the state average of about 8,000 square feet. “If you’re thinking West Simi Valley, you’re thinking Bridle Path, which has been changing since the 1970s and ‘80s,” says Keller Williams Realtor Allan Mann, who was born and raised in West Simi Valley and still lives there today. “It used to be that 70% to 80% of buyers had horses; now, that number is closer to 30% to 40%.” According to Mann, people who have trailers and outdoor toys are buying the large lots, and many are using the extra land to build accessory dwelling units, or ADUs. “More and more people are buying just for the land to house boats, automobiles and RVs,” Mann says.

Hiking at Big Sky Trailhead and working out at Lincoln Park

Simi Valley has over 50 parks and 5,600 acres of preserved open space for hiking. In West Simi Valley, Lincoln Park is a small neighborhood park with a playground for children, a fitness area with equipment, a basketball court and a jogging trail. Shoot hoops or bring an afternoon picnic lunch to Stargaze Park, which has excellent views of the Santa Susana Mountains in the distance. Hikers can head to Big Sky Trailhead for a mellow nature walk with more breathtaking mountain views.

Royal High School earns an A-minus from Niche

Simi Valley Unified is a good school district with an A from Niche. Kids in West Simi Valley may start their education at Madera Elementary, a walkable community school with a B from Niche. Students may advance to Sinaloa Middle School, a B-plus school. Graded A-minus by Niche, Royal High School offers many academic and extracurricular activities, including the Career Technical Education Pathways Program, year-round athletics and an Air Force JROTC.

Rotating exhibitions at the Ronald Reagan Presidential Library

History buffs will love the Ronald Reagan Presidential Library on the western end of the community, which has a handful of exhibits, displays and tours. Take a step back in time and visit the Strathearn Historical Park and Museum, which has various historic buildings and offers guided tours. The park also hosts events throughout the year, from holiday entertainment to the annual barn sale, offering vintage and antique items.

Proximity to freeway 118 and the 101

Residents have easy access to most of Ventura County, with proximity to state Route 118, which can connect to U.S. Route 101. For regional orientation, West Simi Valley is about 40 miles northwest of downtown Los Angeles and about 10 miles north of Thousand Oaks. The Simi Valley Transit has several bus stops along East Los Angeles Avenue and some surrounding streets and can connect to the Los Angeles County Metro Transportation Authority. Simi Valley’s transit station is also along East Los Angeles Avenue. Though there are some regional airfields, the most prominent nearby airports are Hollywood Burbank, about 30 miles away, and Los Angeles International, about 45 miles away. Adventist Health Simi Valley is the area’s main hospital.

East Los Angeles Avenue is a hub for shopping and dining

There are many shops and dining options along East Los Angeles Avenue, from fast-food favorites to sit-down spots like El Pollo Corona to American fare at The Hat. Jerry’s Coffee Shop is a popular diner that offers filling breakfast fare. Residents can grab groceries from Vallarta Supermarkets in the Valley Marketplace shopping center or Stater Bros. in the Woodlands Plaza. Simi Valley Town Center has chain retailers like Ulta Beauty and Vans, national dining options like Red Robin and Corner Bakery, and a Studio Movie Grill to grab a meal and catch the latest box office hits. The city puts on several events throughout the year, including the Apricot Festival in late summer and the Simi Valley Street Fair in October.
