McSwain is a completely residential area south of the busier downtown area of Atwater, which makes McSwain a quiet, secluded place to live. “The homes are bigger and have more land, so it’s the prestigious part of Atwater,” Lopez says. In fact, the median lot size in McSwain is an acre. The western side of the community has contemporary homes built from the 1990s through the 2000s. Many have well-groomed yards often landscaped with stone paths, roses and palm trees. In the central part of the neighborhood, there are mostly midcentury ranch-style homes, while the outskirts and the eastern side of McSwain offer a more rural feel. Here, residents often live on acres of pastures, with horse ranches and farms. “A good thing about rural areas is they qualify for USDA loans with no money down. That’s a big draw for McSwain,” Lopez says. For pricing, farmhouses with barns range from $1.3 to $1.8 million, while contemporary four-bedroom houses range from $900,000 to $1.2 million. Teaching kindergarten through eighth grade, McSwain Elementary School has a B rating on Niche. Castle Air Museum, the biggest attraction in Atwater, takes visitors through the history of aviation and has exhibits that include over 40 planes from World War II and a nuclear bomb shell from the Cold War. “I was restoring a Huey that went from Vietnam and Korea to the Ohio National Guard. We had it for 20 years, and we just redid it, so it’s supposed to go out on display soon,” says Jared Heines, crew chief at the Castle Air Museum and Realtor with Keller Williams Property Team. The museum also has events like Open Cockpit Day, which allow the public to go into many of the aircrafts’ cockpits and interiors. Another big event is the Atwater Flea & Farmers Market, located 5 miles northwest of McSwain. Although McSwain doesn’t have any restaurants, residents only have to drive a couple miles north to go out to eat in Atwater. Tary Boscolo's serves Italian entrees like pasta and calzones, with outdoor patio seating. At Fosters Freeze, patrons can order burgers and banana splits in a no-frills, old-school setting. One of the main retail areas of Atwater is the Applegate Ranch Shopping Center, which has a Walmart Supercenter for groceries and other familiar stores like Target and Petco.A 5-mile drive to downtown Merced
McSwain is a car-dependent community. It’s about 5 miles west of downtown Merced via state Route 140. The neighborhood’s adjacent to U.S. Route 99, known as the Golden State Highway. This is a popular route for drives to Modesto and Fresno. Dignity Health Hospital - Mercy Medical Center is about 10 miles from McSwain. With such large housing lots, residents in McSwain get a taste of the outdoors in their own backyards — but for municipal parks and recreation, they can go into Atwater. Veteran's Memorial Park is a popular spot for families, with a splash pad and a playground. The park also has a picnic pavilion and basketball courts. Sports-oriented Osborn Park offers tennis courts, a skatepark and ballfields that host Little League games. This park also has an adult softball league. The Rancho Del Rey Golf Club has a semiprivate 18-hole course and a clubhouse with a restaurant called The Handicap Café and Lounge.
