New developments in Barton Chapel
Investors have set their sights on Barton Chapel, just 8 miles southwest of downtown Augusta. Bordered by the Fort Gordon Reservoir and featuring leafy, green views along winding suburban streets, the neighborhood offers relatively low prices compared to the Augusta median. “It’s 100% a good place to invest. It’s less than 10 minutes from Fort Gordon, which is bringing in new jobs and driving a lot of growth in Augusta,” says Victor Umeh, a Realtor with Vylla Home Real Estate Service who owned property in the area. “You can buy a fixer-upper there for less than $50,000. Flippers are coming in and redoing the homes.” Investors have already begun to see the fruits of their labor, with restored midcentury dwellings hitting the market. As more attention has come to Barton Chapel, so have developers, with contemporary homes being built on spacious lots.
Recent home sales demonstrate a demand for both affordability and style in the area.

Midcentury homes and new traditional styles
Barton Chapel features 1970s brick ranch-style houses alongside contemporary, custom builds. Most properties offer at least 1,500 square feet of living space and rest on lots of a quarter-acre or more. Mature pine and maple trees provide shade for nearby homes and streets. “It’s an established neighborhood, and it’s a family-oriented environment,” says Tonda Booker, a Realtor with Meybohm Real Estate who has over a decade of experience. “The homes are not all right up against each other there, so you get a little more yard.” Midcentury ranch styles typically sell between $120,000 and $180,000, while fully restored homes or contemporary builds price between $200,000 and $320,000. The area has a CAP Index Crime Score of 5 out of 10, with 4 being the national average score.
Traditional brick ranch homes are found all throughout the Barton Chapel area.
