With fixer-uppers selling for less than $70,000, it’s open season for bargain hunters in the Richmond Hill Road area of South Augusta. “It’s the perfect place for first-time homebuyers to purchase properties or investors to fix up and flip homes,” says Kyna Curtis, a Realtor with RE/MAX True Advantage, who sells homes in the area. “It’s very affordable living.”
Older homes on quiet streets
Located less than 10 miles from downtown Augusta, those looking to move to this economical enclave will primarily find a find a mix of cottages, ranch homes, and Colonial Revivals built from the 1940s through the 1970s. “If you’re looking for character in a home this would be a good place for you,” Curtis says. “Not everyone likes newer homes. You can find a lot of character in these older homes.” Properties typically offer between 1,000 to 2,000 square feet of living space and rest on quarter-acre lots adorned with mature pine and maple trees. “It’s a very quiet area,” Curtis says. “You have a lot of families, as well as retirees. It’s a family-friendly environment.” The average list price hovers around $125,000 and homes usually sell within a month. “These are homes with good bones,” Curtis says. “They just need a little updating. There are homes over there that still have wood paneling. There are a lot of investors going in now and fixing them up.”
Close to trails, wildlife and major Augusta destinations
At nearby Minnick Park, you can watch your kids frolic on the playground, shoot some hoops, or cookout on the grill with family and dine alfresco on the picnic tables under the pavilion. The Phinizy Swamp Nature Park, about 5 miles away on Lock and Dam Road, is a popular destination among hikers and birdwatchers alike. You can easily access the I-20 bypass and get anywhere in Augusta quickly,” Curtis says. “Within 10 minutes, you can get to downtown, the Augusta Mall, all of our hospitals, Augusta University and Fort Gordon military base. It’s close to so many things.”
Chain stores and local restaurants line Richmond Hill Road
From Planet Fitness to Lowe’s to Walmart Supercenter, residents in the Richmond Hill Road area have access to plenty of nationally known chains. And there are some independent options to choose from as well. For dining out, Sconyers Bar-B-Que is a must-try.
