An Augusta community known for its architecture
Often referred to as The Hill, Summerville is a neighborhood situated between a university, country club and highly rated hospital at the heart of Augusta. Once a city of its own and now a community seeking status as its own city once again, Summerville takes pride in its centuries of history and strives to preserve its roots. “You aren't going to be able to come here and build something or change the layout or style of the house on the outside,” says Ross Trulock, a Summerville resident and Realtor with Blanchard & Calhoun. “But the neighborhood has some fantastic architecture and a great community atmosphere." Residents stay connected through the neighborhood association and show off the neighborhood’s historic architecture through an annual Tour of Homes; though with downtown less than 3 miles away, it’s also easy for locals to reach the amenities of Broad Street.

Carefully preserved properties near the Augusta Country Club
Properties in Summerville are well maintained, and it’s common to see ornate shrubbery, brick walkways and mature magnolia trees at the road’s edge. Greenery is in no short supply, as properties wrap around the University’s Summerville campus and border the Augusta Country Club, and deeply rooted trees line sidewalks. Architectural styles vary from Craftsman to Victorian, and many houses date back to the early 1900s. Two-bedroom homes from the 1920s can start around $200,000, while four- and five-bedroom homes can reach up to $500,000. “It’s unique because things will come on the market around $250,000, and the next one will be $2.5 million, with other price points in between,” Trulock says. Condo units are also available in Summerville, and two-bedroom options near the Augusta Country Club typically range from $110,000 to $145,000. To preserve the history of The Hill, any significant changes to a home require an application with the City of Augusta.

Grabbing a bite at Sheehan’s or downtown
Although the shops and restaurants of downtown Augusta are close at hand, Summerville has its own spots to grab a brew or enjoy a relaxing dinner. Arsenal Tap Room and Kitchen is one of the top eateries in the neighborhood for drinks on tap and comfort foods, while Sheehan’s includes a more formal dining experience in a cozy cottage. Food Lion is just over a mile away for shopping needs, and Kroger and Lidl are about 4 miles away. National retailers at Augusta Mall can also be reached in less than 5 miles via Wrightsboro Road.
Public school options and Augusta University
Students can attend Richmond County Schools, starting with Monte Sano Elementary, which receives a C-minus grade from Niche. From here, students can transition to Langford Middle, a C-minus school, and the Academy of Richmond County, which gets a C grade. ARC features a 91% graduation rate and includes program options like JROTC. Several private schools are within a mile of Summerville, including Westminster Schools of Augusta and St. Mary on the Hill. The Summerville Campus of Augusta University also lives in the neighborhood, allowing professors and students to walk to their offices or classes.

Riding the golf cart to the campus or the clubhouse
Because Summerville is known for its pedestrian-friendly setup, it’s common to see locals walking their dogs along the sidewalk or jogging at dawn — but that isn’t the only way to get around the community. “I love living here because we can walk or hop in the golf cart and go to a friend’s house, the college campus or go out to eat,” Trulock says. While the bus does link right to Piedmont Augusta, residents can also drive 4 miles to Broad Street to reach top employers or nightlife. For medical care, locals can stay closer to home, however, as the Piedmont Summerville Campus and Charlie Norwood Veterans Affairs Medical Center bring healthcare right to the neighborhood.
