Million-dollar homes spanning centuries

The median sales price for a home in Mapleton Hill is roughly $1,450,000, which is higher than Boulder’s median price of about $950,000. “It’s a very high-end, very classy neighborhood that people are drawn to, but you’ll have to get your checkbook out,” says Brian Delaney , a real estate broker and owner of Delaney Realty Group, who has over 25 years of experience. Victorian estates and Princess Annes built from the 1870s to the 1920s are common. These historic homes have decorative features such as sprawling porches and bay windows. Some are styled like American Foursquares. There are also traditional multistory homes from the 1950s, with many undergoing remodeling. Closer to the foothills are post-modern homes from the 2010s to 2020s. Prices range from $1.4 million to $10 million, depending on age, condition and square footage. “[The neighborhood] has larger lots for being in the city,” says Clare Gleason , a real estate agent with eXp Realty, who has about 30 years of experience. “It’s centrally located but also established with big, old trees. It’s a lovely neighborhood.”

Renting homes and multifamily properties in Mapleton Hill

Roughly half of Mapleton Hill’s residents are renters. The neighborhood’s rental market includes traditional houses, townhouses and condos. Renting a house can cost anywhere from $3,000 to $10,500 a month, depending on square footage and property features. Condos and townhouses spanning 700 to 1,200 square feet are about $1,800 to $3,000 a month, depending on the number of bedrooms. The neighborhood also has apartment complexes.

A walkable, cyclist- and transit-friendly neighborhood

Mapleton Hill has wide streets and sidewalks that encourage walkability. People often go on recreational strolls or head downtown on foot. The neighborhood is also cyclist-friendly, with a bike lane on Ninth Street. “All through Boulder are bike paths,” Gleason says. “They make it easy to get from one place to another.” Those who utilize the city’s electric bike share system can find a BCycle docking station at the intersection of Pearl & Ninth streets. For public transportation, Broadway has multiple Regional Transportation District (RTD) bus stops. Drivers have easy access to Boulder Canyon Drive, which can take them west into the foothills or east into downtown.

Pocket parks and trail access east of the foothills

Mapleton Hill’s proximity to the foothills inspires outdoor adventure. Hiking trails with neighborhood entry points include: • Red Rocks Trail, which explores sandstone formations.• Centennial Trail, which has a picnic area.• Anemone Point, which has stone steps and rock retaining walls.• Mount Sanitas Trail, which travels up its namesake mountain for summit views.“A lot of people hike Sanitas daily, so it’s a huge draw,” Gleason says. For more recreational opportunities, the area has pocket parks. Campbell Robertson Park has a garden of flowerbeds and walking paths, while Hiram Fullen Park has an open turf area for sports. North Boulder Park sits north of Alpine Avenue and has a playground, baseball diamond and basketball court. Slacklining is allowed, and there’s a Tot Track for practicing your mountain biking skills.

Local schools for Mapleton Hill

Families living in Mapleton Hill can send their children to schools within the Boulder Valley School District. The neighborhood is zoned to Whittier International Elementary School, Casey Middle School and Boulder High School – all are highly rated. While the neighborhood is primarily residential, Mapleton Hill’s location puts you close to shopping and dining. Along Broadway, there’s a Whole Foods and the Community Plaza shopping center. The Hungry Toad is a vintage pub with British-inspired dishes, and Audrey Jane’s Pizza Garage serves New York-style slices. Downtown Boulder is about half a mile away with eclectic businesses such as clothing boutiques, gift shops and outdoor supplies stores. Living in a historic district comes with design restrictions

Residents of a historic district have responsibilities. “Up here you have pretty restrictive rules as far as what you can do to the outside of your house,” Delaney says. “You have to maintain a certain aesthetic.” The city has specific historic district design guidelines to follow: Accessory buildings like sheds or garages need to be at the rear of your lot, and alleyways need to be preserved.
