McManus is walkable to downtown Culver City, which is a buzzing commercial center anchored by grocery stores like Trader Joe’s and Sprouts, as well as independent and chain dining. Set in an industrial space with high vaulted ceilings and a lot of natural light, Citizen Public Market is a food court with many options — among them pizza, barbecue, noodles and cocktails. “McManus is one of the older parts of the city. There are houses built as early as the 1920s and mainly up to the ‘50s, with some modern infill development,” Cavanaugh says. Early 20th-century bungalows and midcentury ranch-style homes comprise much of the housing inventory, which is overwhelmingly single-family, with a handful of multifamily units throughout the neighborhood. Vintage homes in the neighborhood are on the small side — two to three bedrooms and between 1,000 and 2,000 square feet. Contemporary additions include four or five bedrooms and over 3,000 square feet. “They are slowly but surely knocking down many of the small older houses and replacing them with new developments,” Cavanaugh says. Houses are densely packed along quiet, tree-lined residential streets. Homes in McManus are priced between $1.2 million for a midcentury home with dated finishes and $3.5 million for a linear contemporary stunner with windows for days.Culver City Unified gets top marks from Niche
Culver City Unified is a top-tier public school district graded A by Niche. Students in the district start their education at Linwood Howe Elementary, which is graded A-minus. Culver City Middle is also graded A-minus. Graded A overall by Niche, Culver City High School also gets high marks in diversity and college prep. Culver City is only 10 miles from Venice Beach, which is a significant perk in terms of outdoor amenities. It allows residents easy access to the beach without having to make an entire day out of it. The neighborhood’s primary green space is Syd Kronenthal Park, situated on six acres along McManus Avenue. The park has a recreation center with community programming, multiple sports facilities, fitness stations and picnic areas. McManus is known as Culver City’s arts district. “About 15 years ago, a big art gallery bought a building on La Cienega and Washington boulevards, and within a few months, there were maybe 20 galleries. That’s changed a little, and now it’s probably less than 10, but that still defines the neighborhood,” Cavanaugh says. The Culver City Art Walk & Roll takes place on a Saturday each fall along Washington Boulevard. The community turns out for live music, eclectic food offerings, a beer garden and plenty of activities for kids. The 2024 Art Walk featured 97 vendors and two free performances by the Luminario Ballet.Direct access to I-10 and only 10 miles from LAX
McManus has direct access to Interstate 10, which connects about 10 miles west to Santa Monica and about 10 miles east to downtown Los Angeles. Washington and National boulevards are the primary local thoroughfares known for stop-and-go traffic and available street parking. For those who rely on public transit, the Culver City Transportation Department operates bus routes in the neighborhood, and the area is walkable to the Culver City light rail station on the E Line of the Metro Rail system. To catch a flight, LA International Airport is about 10 miles south via Interstate 405 — a drive that can take upwards of 60 minutes during unpredictable rush hours.
