A secluded community with ocean views and quick access to nearby amenities
Located on some of the highest points of the southwestern edge of the planned city of Irvine, Turtle Ridge is a primarily residential neighborhood bordered on the south and west by State Road 73 and on the north by the University of California Irvine. The neighborhood’s careful design and seclusion help to give it an added appeal for those looking for a quiet and comfortable residential lifestyle. However, the secret of Turtle Ridge is that despite its perceived remoteness, the neighborhood offers remarkably easy access to all that Irvine and Orange County have to offer. “What I like about it is that it lives like Newport Coast,” says Joele Romeo, a Realtor with Pacific Sotheby’s International Realty who has sold over 20 homes in the community. “It has all the great things of Newport to take advantage of, like the ocean and fashion island.”

STEM at University High School
Turtle Ridge is served by the Irvine Unified School District, widely regarded as one of the top districts in the state, with a pipeline of schools that each maintain an A-plus rating on Niche. “People love the schools – they are incredible,” says Romeo. Young students begin their journey at Vista Verde Elementary before attending Rancho San Joaquin Middle School. Meanwhile, older students head to class at University High School, which US News and World Report ranks as the nation's 37th best STEM high school.

The homes of Turtle Ridge
Given its elevation, morning strolls through the guarded community come with unexpected views of the nearby ocean. “It’s not socked into the beach, but residents still get the views, ocean breeze and sunshine.” Its winding residential streets lead to cul-de-sacs that showcase neat front yards made possible by the presence of a homeowners association and houses featuring large backyard spaces for entertaining. In contrast, many feature a private pool and the occasional basketball court. Considering its relatively new development, most houses in Turtle Ridge were built in the early 2000s and come in Spanish and Mediterranean styles with orange clay-tile roofs and cream exteriors. These single-family homes typically range in price from $2.5 million to $5 million, depending on size and condition. Located toward the west are condos built in a similar style that range in price from $900,000 to $1.8 million.

The trails of Bommer Canyon
In many ways, Turtle Ridge itself is like a giant park for residents to enjoy. “The amenities are bananas,” says Romeo in reference to the Olympic-sized community pool and immediate access to nature via the Turtle Ridge Trailhead that provides picturesque views. Just east is Bommer Canyon, a well-known destination for hiking and mountain biking, while Las Lomas Community Park & Community Center is a more traditional park. Located on the northern tip of Turtle Ridge, residents head here to take advantage of its playing fields and attached playgrounds.
