Single-family new builds within sub-communities
Over 15,000 newly constructed homes can be found in River Islands, all lined within individual communities. Some were built as early as 2015, and others as recently as 2024. Multiple homebuilders have added to the area, including Van Daele, Kiper Homes, Tri Pointe Homes, Pulte Homes and Taylor Morrison. Most provide two types of housing: built-to-order and move-in ready. “Van Daele provides opportunities for homeowners to customize their homes, and people love that,” Miller says.Contemporary, multi-story homes are common in River Islands and come in a variety of styles. There are homes with multiple roofs and a slab exterior, some with Craftsman features and others that have New Traditional architecture with vinyl siding. These properties can be found in The Shores community, Hideaway at River Islands and from Kiper Homes. Spanish Revivals are another popular housing type, with stucco siding and tiled roofs. The Westwind community and Paddlewheel both have these properties. Prices range between $700,000 and $1.1 million. Many communities in River Islands feature lakeside or riverfront properties with uninterrupted views of the water, some with private docks or boat ramps.
Del Webb is a private 55 and up community with contemporary, single-story homes that go for $575,000 to $950,000. While rare, there are also a handful of townhouse communities and condominiums with units that cost $475,000 to $525,000.
Neighborhood parks, open spaces and water recreation
River Islands is dotted with dozens of parks and opportunities for outdoor recreation. According to Miller, about 40% of the community is dedicated to open space and the outdoors. About 13 man-made lakes are found throughout the area with native wildlife – some of them even allow fishing. There’s also an 18-mile trail system that winds throughout River Islands and along the San Joaquin River. “When you drive around, you can see all these people out and about, enjoying the community, walking their dogs and riding their bikes,” Miller says. Crystal Cove Park is one of the larger parks in River Islands, backed up against Haylee’s Lake with basketball courts, picnic tables and the River Islands Dog Park. There’s also Michael Vega Park, located next to The Boathouse, which is known for its lighthouse structure and views of Sunset Lake. Champions Field Community Park, Reflections Park and Tidewater Park all have playgrounds, multi-use fields and courts for basketball or volleyball. Thousand Trails Turtle Beach is located on the other side of Interstate 5 outside the community and is an RV campground with additional sites for tent camping. River Islands is served by the River Island Academies, a charter school system within the Banta Unified School District. “The schools are spectacular here and a huge draw. Many people will move here to get their kids in these schools,” Miller says. There are three schools teaching kindergarten through eighth grade: River Islands Technology Academy was the first school in the system ands earns an A-minus grade from Niche, while Next Generation STEAM Academy has a B-minus. EPIC Academy was built in 2022 and has not received a Niche score. The River Islands High School opened its doors for the 2024 school year and has yet to be graded as well. On top of the parks, River Islands has social amenities. Islanders Field is a baseball stadium in the neighborhood that hosts games and practices for local youth programs and leagues. There are also community-wide holiday events like Easter egg hunts and movies in the park during the warmer months. “There’s always something going on and something to participate in,” Miller says. Additionally, some of the sub-communities have their own draws. According to Miller, The Hideaway has a private outdoor pool and spa complex. Getting around River Islands requires a vehicle. River Islands Parkway is the main thoroughfare, stretching from the bridge entrance to the edges of the neighborhood. Interstate 5 is directly outside the community and can be used to travel into Stockton, about 12 north. Commuters can also use the Altamont Commuter Express (ACE) Train by heading to the Lathrop/Manteca Train Station. The Stockton Metropolitan Airport is roughly 10 miles away and has weekly nonstop flights through Allegiant. San Joaquin General Hospital is around 7 miles north.Shopping and dining both in and outside River Islands
The Boathouse at River Islands is one of the only dining amenities in the community. The upscale restaurant serves American fare and craft beer, with an area in the back for bocce ball. The River Islands’ master plan includes a business park and downtown retail area, which is currently in construction. Lathrop Market Place is a shopping center about 2 miles away with Sprouts Farmers Market and a Target. Fast-food eateries in the area include In-n-Out Burger and Chick-fil-A. For more options, Louise Plaza is a business center farther north with a nail salon, dry cleaners and various other small businesses. Local restaurants in the center include Vallarta Mexican Food and Amici Sushi, with its traditional Japanese dishes. Close by, the Lathrop Food Plaza is an open space lined with a variety of food trucks. Central Lathrop is about 4 north, and Downtown Stockton is roughly 12 miles away.
