Why Ladera Heights appeals to buyers

Ladera Heights is an unincorporated community located between southern Los Angeles and the Westside. It has a peaceful, established feel that attracts people looking for a break from city life. Despite its relatively calm atmosphere, you're close to recreation, shopping and employment hubs.

What it’s like to live in Ladera Heights

While some locals have long-standing ties to Ladera Heights, the community is also open to newcomers. “People are super friendly and welcoming,” says Obie Nwabuzor, Realtor with Pacific Playa Realty, who has lived near Ladera Heights since 2001. “We have garden tours, community events and homeowner meetings. Neighbors really seem to care about each other.”

Housing in Old Ladera versus Lower Ladera and Upper Ladera

Locals usually divide Ladera Heights into three distinct areas: Old Ladera, Lower Ladera and Upper Ladera. Old Ladera, in the southeastern corner, has a large selection of ranch-style homes from the late ‘40s. Midcentury moderns are popular in Lower Ladera, the southwestern part. In Upper Ladera, north of Slauson Avenue, you’ll find more midcentury designs, as well as a small pocket of newer, Spanish-style houses.

Homes generally sell for about $1.2 million to $3.2 million. The median sale price is roughly $1.7 million, which is well above the LA citywide median. Nwabuzor says that its location close to the Westside is a draw for buyers. “Many homes have pools and yard space, and the streets are wide, not very hilly and fairly walkable.”

Parks in and around Ladera Heights

In addition to backyards and private pools, there are also several public parks close by. Ladera Park is a great spot to take a walk or play tennis, and it has covered seating for picnics. Little League teams practice at the diamonds along Fairfax Avenue. Kenneth Hahn State Recreation Area is just a few miles up La Cienega Boulevard, and it covers more than 300 acres, with multiuse trails, a Japanese garden and a lake. “It’s a really nice place to connect with nature,” Nwabuzor says.

Inglewood schools and highly rated private schools

The neighborhood is served by the Inglewood Unified School District, and some kids go to Frank D. Parent TK-8 School, an elementary and middle school in Lower Ladera. Families often consider private options, like the highly rated Turning Point School in Culver City and Argo Navis School in Playa Vista.

Where to shop or grab a meal if you live in Ladera Heights

Ladera Heights itself is mostly residential, but there's a small shopping center with a few restaurants and a Ralphs grocery store at the southern end. Other nearby businesses include:

  • Department stores, like Macy’s and JCPenney
  • Grocery stores, like Sprouts Farmers Market and Trader Joe’s
  • Locally owned businesses, like Sunday Gravy and Simply Wholesome
  • Fast-food restaurants, like McDonald’s and Chick-fil-A

Getting to Downtown LA or the Westside

Even though Downtown LA is only a 10-mile drive, people often choose Ladera Heights because it's close to jobs on the Westside. Culver City, Playa Vista and the Los Angeles International Airport are all under 5 miles away, and Venice is just a little farther out. There are Metro bus stops along major thoroughfares, but most residents prefer to drive. "You've got quick access to the 90 and the 405," Nwabuzor says.
