Traditional area bucking the tide of change in Los Angeles
Situated between highly desirable locales like Beverly Hills and Beverlywood, Pico-Robertson is a lively neighborhood with Jewish roots. "Historically, it's been the heart of LA's Jewish community," says Dario Svidler, Partner CRE's executive vice president, who has almost $1 billion in career sales. "There are a lot of synagogues, kosher restaurants and markets, and it has a ton of walkability." The neighborhood remains remarkably intact in a city known for change and transition, with residents and businesses preserving the community's character. "Over the past 20 years, the city of Los Angeles has radically transformed in a lot of areas, but Pico-Roberston hasn't gone through those changes," says Berkshire Hathaway Realtor Matias Mascucci, who has two decades of real estate experience. "It's such a traditional area."

Jewish roots and places of worship
The neighborhood has Jewish roots and is home to kosher restaurants and supermarkets, several private day and high schools and no fewer than six synagogues. There is a high concentration of along West Pico and South Robertsons boulevards. Among the synagogues is Temple Beth Am, which was established in 1935. It’s a conservative congregation that operates a religious school and early childhood center.

Museum of Tolerance's Anne Frank exhibit
The Museum of Tolerance, also known as Beit HaShoah, is a multimedia museum that’s part of the Simon Wiesenthal Center, a Jewish human rights organization across the street. The museum has a focus on the history of the Holocaust and is designed to examine racism and prejudice. The MOT has welcomed over seven million visitors since it opened in 1993. Its’ Anne Frank exhibit is particularly moving and a can’t-miss stop on the tour. There are volunteer opportunities, educational programs and community events at the MOT, which has received the Global Peace and Tolerance Award from the Friends of the United Nations.

Kosher dining along West Pico Boulevard
“The restaurants on West Pico Boulevard lean kosher. You’ve got great delis and a bakery, and Kosher takes on Mediterranean and Italian,” Svidler says. The Milky Way serves kosher food from crepes to pizzas in a simple and airy venue once run by the mother of legendary director Steven Spielberg. The restaurant is still in the family. Serving New York City-style Jewish fare like knishes and chopped liver, Charlie’s Kosher Delicatessen is an old-school counter-serve joint with hole-in-the-wall charm. Fish Grill is a laidback restaurant serving responsibly sourced grilled kosher selections. Elat Market is a kosher grocery store with a bakery and butcher selling gift baskets and specialty products. There are a handful of local businesses in Pico-Robertson, but high-end retail shopping is done nearby in Century City. There is a Whole Foods and Target about 3 miles south on La Cienega Boulevard.

Broad mix of housing with a lot of renters
Pico-Robertson has a broad mix of housing, including an inventory of single-family homes, townhouses and condos. There are also a lot of multifamily apartment units for the 75% of the neighborhood that are renters. “This area is popular with renters who like that the apartments are Beverly Hills adjacent,” Svidler says. The neighborhood’s earliest homes were built in the early 20th century — 1946 was the median year built — but there have been a lot of contemporary additions. Architecture runs the gamut, from prewar bungalows to postwar ranches. There are vintage character homes from the early 1900s, many Spanish-inspired, in addition to a growing number of modern stunners. “Developers are buying distressed single-family homes and building new ones. The trend is more and more to tear it down and build new,” Masucci says. Homes range in price from about $1 million for something compact and vintage to over $4 million for something new and expansive. Condos and townhomes are priced between $500,000 for an older unit with about 1,000 square feet to $1.2 million for something modern and closer to 1,500 square feet.

Celebrate the Fall Festival at Robertson Recreation Center
Pico-Robertson has limited green space, but the Robertson Recreation Center has sports facilities, fitness equipment and cultural programming. It's a great venue for young kids who appreciate the playground and the room to roam. The rec center hosts many annual events, including an Earth Day event, summer movies in the park, a Fall Festival and a Winter Celebration. The Fall Festival is in late October and includes activities, games and a costume contest. The rec center in neighboring Cheviot Hills is even more robust. It's the site of the Rancho Park golf course, driving range and a golf academy. "The best-kept secret about the park is a great public archery range; it's one of two in LA," Masucci says.

One mile from Interstate 10 and stop-and-go traffic
Pico-Robertson does not have direct highway access, but Interstate 10 is less than a mile south. The neighborhood is commuter-friendly, with Burbank, Century City, downtown Los Angeles and Santa Monica fewer than 12 miles away. The seemingly short distance to LA is deceptive because the drive can take over an hour during unpredictable rush hours. The main thoroughfare is West Pico Boulevard, a four-lane road lined with businesses and bus stops, with stop-and-go car congestion at traffic lights. It’s a walkable stretch with metered street parking. The Palms light rail station is about 3 miles south via South Robertson Boulevard and Bagley Avenue. The residential streets are sleepy and don’t see a lot of through traffic. Hollywood Burbank Airport and Los Angeles International Airport are both under 15 miles away but with sneaky long drive times depending on the day and time. The famous Cedars Sinai Hospital is a mile and a half north via Roberston Boulevard.
Interstate 10 is less than a mile south of Pico-Robertson.

Solid public schools with many Jewish private schools
Los Angeles Unified is an above-average urban public school district with a B-plus grade from Niche. Carthay Elementary of Environmental Studies Magnet serves kindergarten through the fifth grade and gets a B grade. Palms Middle School and Fairfax High School both earn an A-minus from Niche. Established in 1924, FHS held a centennial celebration over three days in September 2024. Fairfax has almost 40 student clubs, including several outside-the-box offerings like the Mosquito Hate Club, Horror Club and Protect the Paw, an animal-focused club aimed at giving back to the community. They aren’t graded by Niche, but Pico-Union is home to or near several private school options in the Jewish community. Bais Chaya Mushka is the only Chabad Chassidic elementary girls’ school of its kind on the West Coast. Ohel Chana High School serves about 100 students in grades nine through 12.
Carthay Elementary of Environmental Studies Magnet serves kindergarten through the fifth grade.
Yeshivat Ohr Chanoch offers a dual curriculum in Judaic and secular studies.
