Housing costs in View Park-Windsor Hills

View Park-Windsor Hills is known for its relatively large homes and lot sizes. You’ll see a mix of early-1900s architecture and midcentury styles, some of which have been updated or expanded. Realtor Obie Nwabuzor with Pacific Playa Realty, who has lived in Los Angeles since 2001, says buyers often seek out the area's Spanish Colonial Revival and midcentury modern houses.

Smaller homes and fixer-uppers sometimes sell between the upper $600,000s and the low $800,000s, but the majority of sales range from the low $800,000s to around $1.7 million. For larger estates, historic homes and residences with unobstructed views, prices generally range from around $1.7 million to $3.3 million.

Where View Park-Windsor Hills residents go for outdoor recreation

You'll have lots of opportunities to stay active. “You don’t need a gym membership if you live in this neighborhood,” Nwabuzor says. She says that some people get their cardio in by walking the steep incline up Valley Ridge Avenue. For a flatter, softer path, you can head to the loop trail at Reuben Ingold Park. “It’s a social area — there’s a walking group that meets up on Saturday mornings, and I think I saw about 80 people there last Saturday.” The 13-mile Park to Playa Trail passes by the park and runs all the way to the ocean. Kenneth Hahn State Recreation Area is another popular destination, with more than 300 acres for family barbecues, nature walks and sports.

Commuting around LA and beyond

View Park-Windsor Hills is a convenient middle ground between downtown and the Westside. There are bus stops along Crenshaw Boulevard and Slauson Avenue and a nearby Metro K Line station, but most people travel by car. From the neighborhood:

Shopping and dining near View Park-Windsor Hills

There are plenty of restaurants and shops close by. Along Crenshaw Boulevard, you’ll find Dulan's on Crenshaw, a long-standing soul food restaurant. “They’ve passed it down between generations — it’s got great cornbread and biscuits,” Nwabuzor says. Slauson Avenue is home to locally owned boutiques and dining spots like Jon & Vinny’s, an LA staple for Italian food, and Simply Wholesome, known for its smoothies. The Baldwin Hills Crenshaw Plaza mall has grocery and clothing stores, but Nwabuzor says that many people prefer to shop at Westfield Culver City, a few miles west.

Choosing between LAUSD schools and nearby private options

View Park-Windsor Hills is served by the highly rated Los Angeles Unified School District, which offers school choice through magnet programs. Some elementary-aged kids go to Windsor Hills Math Science Aerospace Magnet, located in the community. Other families seek out private schools, like the highly rated Westside Neighborhood School in Playa Vista or St. Mary's Academy, an all-girls high school in nearby Inglewood.
