Village One
Contemporary homes on up to quarter-acre lots
Sidewalk-lined cul-de-sacs offer contemporary ranch- and Craftsman-style homes on up to quarter-acre lots, ranging from $500,000 to $700,000. Most were built between the 1990s and early 2000s, with earth-toned stucco exteriors, tile roofs and either arched doorways or bay windows. Driveways lead to two-car garages here, and mature oak or palm trees adorn front yards. Six-bedroom properties sit north of Freedom Park, featuring backyard pools and three-car garages, and can sell for over $800,000. Village One’s market is competitive, with homes selling soon after they’re listed. “As long as homes are priced appropriately here, they’ll sell quickly because it’s such a desirable area,” says broker Jessica Nickell of Escala Properties, who’s been working in real estate since 2015.Environmental sustainability at Modesto City High district schools
Students may attend Sylvan Union district schools like Freedom Elementary, before continuing to Daniel J. Savage Middle, both earning a B-plus from Niche. They can then move to A-rated James C. Enochs High, part of the Modesto City High district, which has been awarded the 2024 California Green Ribbon Schools Award for reducing their environmental impact through its Sustainable Outdoor Learning Environment program, solar parking structures and electric school buses.Basketball, splash pads and axe-throwing
Neighborhood greenspaces provide abundant activities, and the parks here are named after adjacent schools. Eight-acre Freedom Park is where teens organize pick-up basketball games and kids climb on red, white and blue-themed jungle gyms on a rubber surface. A quarter-mile paved trail surrounds the park, and splash pads keep locals cool during the summer. Sitting in Village One’s western end, 9-acre Ustach Park is where gamers catch and trade Pokémon, and families enjoy picnics under covered shelters. Dog owners let their furry friends exercise here, while bikers pedal the half-mile paved path. Stationed in Village One Plaza near Floyd Avenue, Smart Axe is a popular destination for indoor axe-throwing, offering solo sessions or league play.Thai barbecue, breakfast omelets and perennials
Near the intersection of Roselle and Floyd Avenues, Village One Plaza features chain and locally owned shops and restaurants. Tasty Thai offers fried seafood dishes with bell peppers, and barbecue pork, along with more traditional stir-fry plates like Pad Thai. Since 1974, the Squeeze In franchise has served signature meals like their California omelets with mushrooms and bacon, or their banana walnut pancakes, under the watchful eye of its mascot, a tiny green alien playing a pink electric guitar. Raley’s grocer is also here. About 2 miles southeast, gardeners can grab perennials and eclectic flowerpots at Westurf Nursery, an area staple for over 40 years, while further west, shoppers find retailers like Kohl’s at the Central Valley Plaza shopping center.Farmers Market Fun
Modesto’s Certified Farmers Market is held downtown every week, with area vendors selling fresh vegetables, fruit, nuts and an assortment of cheeses. Morning pastries and fresh bread are served, and live musical performances accompany food demonstrations by local chefs. Each month, the Market holds giveaways, raffles and kids’ crafts, along with special holiday events, all free to the public.Nearby state routes and passenger trains
Floyd and Roselle Avenues are Village One’s main arteries, linking locals to shops, restaurants and greenspaces, and residents can travel the roughly 6 miles southwest to downtown Modesto via Briggsmore Avenue or Scenic Drive. Once a stop along the Central Pacific Railroad, the city’s Amtrak station in the far southeastern end of the neighborhood carries passengers to Sacramento and the San Francisco Bay Area. Locals can also drive about 32 miles west to Interstate 5, which leads south toward Bakersfield; State Route 99 runs the length of California, while State Route 132 connects industry and commerce to I-5. Designated bike lanes and sidewalks make it easy to exercise or walk the dogs, and Memorial Medical Center is 3 miles west of Freedom Park, while the Modesto City-County Airport is found 4 miles south of the Village One Plaza.
