Village One is a quintessential suburban neighborhood in Modesto, with newer family-sized stucco houses in cul-de-sacs. While it has higher home values than much of the city, this master-planned community offers thoughtful design, walkability and some of the region's best public schools. With a local plaza for shopping and dining, Village One is a peaceful neighborhood with quick access to farmers markets and community parks north of downtown.

Buyers can expect newer home styles and high ownership

Village One has subdivisions, with Spanish Revival, New Traditional and ranch-style homes, many of which are from the 21st century. Attached garages, stucco siding and tile roofs are all common features of homes here. The median home price is in the upper $500,000s, a premium, higher-end price point for Modesto. The average home size is about 2,400 square feet, making homes much larger than in much of the city and compared to the national average. “Village One appeals to families. If you are buying your first house or upgrading, you can get a three-to-five-bedroom house in one of the better school districts,” says Jessica Barrios, longtime Modesto resident and Realtor at Barrios Realty Consultants. “You shouldn’t have to do anything because homes are usually move-in ready. It has a lot of newer construction from the last 15 years.”

While its home prices are typically higher, Village One has a reputation for newer, larger homes and higher-rated schools than other suburbs, such as Northeast Modesto. Village One is farther from downtown living than high-end city neighborhoods like Aurora, which has a similar price range. The neighborhood also has a very high homeownership rate, with apartments being less common.

Highly rated public schools with strong community support

Village One is home to some of the best public schools in the city, with the Sylvan Union Elementary and Modesto City districts. "The Sylvan Union School District is one of the top-rated in the city," Barrios says. Families in Sylvan Union have school choice through intradistrict transfers, with a lottery system when schools are full. Modesto City Schools layers magnet and specialty programs on top of open enrollment, with intradistrict and interdistrict transfers accepted based on space limits and school policies. The area is known for having active parent-teacher associations and high community involvement. There are highly rated schools at all levels, such as James C. Enochs High School, which offers some of California's most advanced computer science pathways for careers in software development and biotech. "If you can afford to live in Village One, you'll definitely want to, especially if you have kids about to start high school," says Joie Altstatt, a broker with Homelink Real Estate.

Where to eat, shop and grab groceries around Village One

The neighborhood has plenty of access to shopping and dining at the Village One Plaza. There are many ways you can experience the neighborhood's eclectic cuisines and markets:

  • Get dinner at the Tasty Thai Restaurant and Bar, try Hawaiian food at Pokemoto or watch the game at Wings and Rings.
  • Have breakfast at Squeeze In, which serves pancakes and omelets in a surfing-themed atmosphere.
  • Go west to Oakdale Road for chain restaurants and a wide range of businesses.

Where kids can play soccer, bike and cool off in Modesto

Soccer is a popular pastime for kids in Modesto, and Mary E. Grogan Community Park is a hub with night-lit turf and grass fields available for tournaments and pick-up games. Known for its large playground, Freedom Park has basketball courts and a splash pad. Another green space is Ustach Park, which features a bike trail, shaded picnic tables and play structures for younger kids.

Downtown Modesto is approximately 5 miles south, which is a 12-minute drive without traffic via Scenic Drive. However, residents may face more traffic heading south into downtown. The StanRTA bus provides transit throughout the county, with stops along Floyd Avenue. Healthcare professionals work at Memorial Medical Center, roughly 3 miles west of Village One. State Route 99 is the area’s highway, reaching Stockton and Interstate 5, with connections to the Bay Area. Approximately 40 minutes north on SR-99, the Stockton Metropolitan Airport provides domestic passenger flights to cities such as Las Vegas and Denver.
