Homebuyers in West Omaha have plenty of suburbs to choose from, with parks, restaurants and shopping centers in a part of the city experiencing rapid growth. Sometimes, though, it's a less-concrete factor that makes the difference. “I would say that the price point is why people are choosing Arbor Oaks,” says Realtor Summer Hollingsworth of Berkshire Hathaway Home Services, referring to the neighborhood alongside some of Omaha's newest features.

A solid, steady market of split-level homes
Gently curved, evenly spaced residential streets comprise the northern two thirds of Arbor Oaks. Renters have options for this neighborhood, too, as the Steeplechase on Maple apartment complex occupies the southern third. On tenth-acre lots, split-level homes built in the late 1990s and early 2000s are common, selling between $280,000 to $380,000. lower than even adjacent West Omaha neighborhoods. These homes are also part of a stable, yet demand-heavy market. The average sale price increased by 2% from February 2024 to February 2025, and homes sell after an average of just 10 days.

Walking to Westin Hills Park or driving to Standing Bear Lake
Arbor Oaks’ residents can walk to Westin Hills Park, which occupies the neighborhood’s northwest corner. Speed bumps on 150th Street ensure children’s safety just outside the park, while inside, they can have fun on the basketball court and open field. There's more to do, close by. “Standing Bear Lake is over there, it’s nice,” says Hollingsworth. A floating trail introduces residents to the water on the west side, bringing with it a great view. The lake itself remains stocked, so residents can fish here in addition to swimming and non-motorized boating. Back on land, there’s a 3-mile trail that wraps around the waterfront.

Stopping for a meal on Route 64
Fast-food and chain restaurants on Route 64 and 144th Street enclose the neighborhood’s southeast corner. Residents might stop for a meal at Carrabba’s Italian Grill, or speed through Sonic for something quick. DIY projects are made easier with Lowe’s and The Home Depot, each on either side of Route 64. Hy-Vee grocery store is a mile away.
Sonic is a popular location for drinks amongst Arbor Oaks residents.

Attending class in Arbor Oaks
Students in Arbor Oaks can attend Standing Bear Elementary, which gets a B-plus overall from Niche. They then move to Buffett Middle, which gets a C-plus. Elkhorn North High completes the list with an A-minus grade, while also offering more than a dozen AP classes.
Buffett Middle School offers a great education for middle schoolers.
The students of Elkhorn North High School enjoy learning in a large and modern school.

Downtown Omaha is 13 miles away
The commute from Arbor Oaks to Downtown Omaha is direct, but not swift. By car, residents can drive the 13 miles in about 25 minutes. The Omaha Metro Transit doesn’t serve the immediate area, so Arbor Oaks remains car dependent. Methodist Hospital is 8 miles east, or 14 minutes by car, with good traffic.
