Quiet suburban streets wind through Arbor Oaks in northwest Omaha. The neighborhood features a network of walking trails and a centrally located park about 13 miles from Downtown Omaha. Public schools, recreational lakes and shopping centers are all close by, boosting the area's appeal for families. The fast-growing Bennington suburb offers jobs in health care, education and social services about 5 miles away.

Housing styles are typical for this area, but not cookie-cutter

You’ll find a lot of New Traditional homes from the late 1990s and early 2000s in Arbor Oaks, along with some townhomes. “They were in their heyday 20 years ago, but they’re just a little dated now, so it’s homes that are needing some updating.” says AJ Johnson, a Realtor with Century 21 who has 10 years of local experience. Housing styles and prices are pretty much the same in Walnut Ridge and Nelson's Creek, a couple of nearby neighborhoods. That said, homes here aren’t cookie-cutter. Some have a single story with an open-concept living space, while others are two-story or split-level builds with more than 3,500 square feet and bonus rooms above the attached garages.

Home prices compared to nearby northwest Omaha neighborhoods

The neighborhood’s median sale price of $325,000 is low compared to nearby Walnut Ridge and Hillsborough, but roughly the same as Nelson’s Creek. Properties sell after about two weeks on the market — more than three times as fast as the national average — and home values have risen by 8 percent over the past year. Townhomes sell from the lower $200,000s to the lower $300,000s, and New Traditional single-family houses sell from the mid-$200,000s to the upper $400,000s.

Students attend Omaha Public Schools, including Buffett Middle

The neighborhood sits between two of the Omaha Public Schools that most kids attend. The highly rated Standing Bear Elementary School is in Walnut Ridge, and Alice Buffett Magnet Middle School sits across North 144th Street in Hillsborough. The middle school encourages kids to take active roles in the community with fundraisers, food and clothing drives and holiday raffles that support local businesses.

Paved trails lead to Westin Hills Park, and two lakes are nearby

“Walking trails are a big thing there,” says Vickie Jenkins, a Realtor with BHHS Ambassador Real Estate who’s been selling in the area for 28 years. Paved multiuse paths weave throughout the residential areas and into Westin Hills Park, where you’ll find a basketball court, picnic areas and a playground right in the center of the neighborhood. It’s a 10-minute drive to Flanagan Lake Recreation Area, where you can set off in a kayak or fishing boat or go for a hike on the 5-mile trail. Standing Bear Lake is also within a 10-minute drive if you want to cast your fishing line in a different spot.

Restaurants, groceries and Home Depot are all close by

Around the intersection of Maple Road and 156th Street, you’ll find restaurants like:

  • Stories Coffee Company, a cozy cafe
  • Khao Niao, serving Thai-Lao cuisine
  • Porkybutts, famous for its smoked meats
There’s also a Hy-Vee in this area for grocery runs. Home Depot and Game Shoppe are on the other side of the neighborhood, along with a bunch of casual chain restaurants, fast-food joints and the Majestic Cinema multiplex.
