The west Omaha neighborhood of Hartman Avenue is just about four miles square and therefore has only 280 homes. While that is not surprising, what may be is finding that some of your closest neighbors are big, four-legged ones. Hartman Avenue not only offers a mix of midcentury homes to savvy homeseekers, but it also offers shelter to Dobermans and rescued horses. Larger lot sizes, midcentury moderns and split-level homes

“Country living in the city!” boasted advertisements from the 1940s and 1950s for new homes in Hartman Avenue. Lot sizes are indeed a bit larger than in nearby neighborhoods, with homes on the market having one-quarter acre to one-half acre lots. Recent sales for three- to four-bedroom ranch-style homes on at least a quarter of an acre have been between $180,000 and $230,000. “A key feature that sets west Omaha apart is the prevalence of midcentury modern ranch-style homes and split levels, which are becoming popular again,” says Will Hagel, Realtor with BHHS Ambassador Real Estate.

The Omaha Public Schools system offers magnets and other schools

Locals can attend Mount View Elementary for pre-K through fifth grade. The school earns a C-minus from Niche and is located next door to the Mount View Boys and Girls Club which partners with the school to provide after-school and summer camp programs.

C-minus rated Nathan Hale Magnet is a highly diverse middle school serving kids from sixth through eighth grade. To honor the school’s namesake, the magnet theme is Leadership and Social Justice.
