Quiet, convenient suburban neighborhood
Pasadena is multifaceted. There are central neighborhoods that feel like part of a walkable East Coast city — a rarity in car-centric LA County — but there are also thoroughly suburban areas offering easy access to Downtown LA, Hollywood, and of course, everything there is to do in Pasadena. One of those areas is East Pasadena. "I think what draws people to East Pasadena is that it offers that typical, easy suburban lifestyle. You're not having to valet park just to go to the dry cleaners; you can just pull into a parking lot," says Darrell Done, an architectural property specialist with Coldwell Banker Pasadena. "It's comfortable, convenient and charming. It’s an easy place to live.”
Midcentury and modern housing
Most of East Pasadena was developed during the middle of the 20th century, a little later than the city’s western neighborhoods, which were established around the turn of the century. There are a range of architectural styles to choose from in the area, from cozy bungalows and midcentury ranch-style homes to more recently built two-story houses boasting Spanish-style or Colonial Revival influences. Lot sizes run a bit larger than those in West Pasadena. Even the smallest homes can have a substantial front yard, plus room in the back for a pool. Prices range from $1 million to $1.5 million for a midcentury ranch style, while more spacious modern properties typically list for between $2 million and $3 million. The residential streets are wide, quiet and dotted with large, shady trees.
Single-story ranch-style homes are scattered throughout the East Pasadena neighborhood.
You will find modern style homes in East Pasadena that range from 2 to 4 Million per home.
