In a warm, arid land patterned with open fields, hikeable gulches, corrals and country roads, Happy Valley is an eclectic blend of rural homes built from the 1970s through the 2000s. Diverse options include mobile homes, quaint country cottages, and contemporary ranch styles with mountain views or plenty of land to raise livestock and orchards. From within the neighborhood, three main roads — Canyon, Happy Valley and Olinda — lead straight to Highway 273 for quick, easy connection to downtown errands or outings in either Anderson or Redding. "Just like anywhere, there are nice and not-so-nice areas," says Tammy Krumvieda, owner/broker with Mistletoe Realty, who's been selling in the area since 1996. "You buy here because you can get some acreage to grow olives or nuts and not have neighbors right next to you." The community is also known for producing qualified farmers through the local high school agricultural program and hosting community fairs and festivals that celebrate what's growing in Happy Valley.
A blend of rural homes from mobile to million-dollar
Throughout central Happy Valley, residential stock varies from 1990s siding homes on 5 acres of privacy for $360,000 to contemporary 2000s homes on cul-de-sacs for $560,000. On the outskirts, homes backing up to undeveloped land can range from $640,000 for a 1990s build with 32 wooded acres to $675,000 for a contemporary stucco ranch style built in the 2000s on two acres. Higher-end homes down long secluded drives or set up as a 10-acre ranch can ask between $650,000 and $1.2 million. Buildable lots from 10 to 20 acres sell between $50,000 and $150,000. Two-lane Happy Valley Road curves through the neighborhood's east side, past woods, gravel drives and long dirt roads. This isn't your average sidewalk suburb; it's more of a rugged lattice of two-way asphalt roads, typically lined with low yard fencing to delineate large properties. In the Friendly Hills pocket subdivision in the northern half of Happy Valley, homeowners can access walking and equestrian trails from their own backyards.

Open terrain and hot climate means fire risk
Swaths of grass and trees, combined with Redding's renowned heat and winds, contribute to Happy Valley earning a 10 out of 10 risk factor from the First Street climate data foundation for severe fire risk. The Clover Fire of 2013, which burned 8,000 acres and threatened homes, and a 98-acre fire in 2024, which was completely contained, contribute to this rating. "Everyone stays prepared in case an evacuation is called," says Krumvieda. "People are sure to have generators, sprinklers, and to-go bags ready. It's so dry that a fire can be sparked by someone pulling a trailer and dragging a chain, and then it takes off with the wind." The upside is that the fabric of daily life is woven with a whole lot of nature, space and quiet.

Standout Future Farmers of America program at West Valley Early College High
Public school students start at Happy Valley Primary, which earns a B-minus on Niche, from kindergarten through third grade. Fourth through eighth graders head to Happy Valley Elementary, given a C grade. Older students go to West Valley Early College High School, given a B grade. It's one of only a few schools in California offering dual enrollment with Shasta College so that students can graduate with an associate degree. "They can take an honors class that's dually enrolled and taught via Google and Zoom by the teacher at the college," says Denise Mc Mahon, Librarian at West Valley since 2014. "The classroom teacher serves as a moderator, but the college gives the instruction." West Valley also offers a standout West Valley Future Farmers of America (FFA) agricultural program. "Students in the program are so responsible and respectful. They open doors from one end of the school to the other," says McMahon. "They learn how to raise their own livestock and then show them at county fairs. Our ag teachers do home checks to make sure everything's being done right. And a lot of our students will continue on to CAL-Poly, which is a big ag college."

Fish and BMX at Cascade Park, splash at Enterprise
Although there's plenty of natural terrain to walk, hike or ride horses right in Happy Valley, folks looking for a city-owned park with amenities head 6 miles northeast from northern Happy Valley to Cascade Park to ride a BMX bike course, fish on the Sacramento River or play on the playground. From Cascade Park, it's only a 6-mile drive northeast to Enterprise Park. Enterprise is a wonderland of recreational choices, from the popular Kids Kingdom playground and Fantasy Fountain splash park to pickleball and basketball courts. There's also a large, covered pavilion and soccer field.

Casual fare in the community, more shopping and dining in Anderson
"There are a couple of small convenience markets in Happy Valley," says Krumvieda, "but people will mostly drive into Redding or Anderson to run all their errands or go out to eat. In Anderson, there's a Walmart, a Grocery Outlet and a Safeway. There's also Becca's Café. Becca renovated a former Mexican restaurant, and she now serves homestyle cooking. Breakfast there is the best." Happy Valley residents can reach Anderson within a 6-mile drive east on Olinda Road from the center of the neighborhood. Within Happy Valley, locals pop into Bonney's Burgers for combo meals and milkshakes, and in a small strip mall with a convenience mart and thrift store, West Valley Pizza and Grill is a casual diner serving specialty burgers with fried pickles and onion rings along with build-your-own pizzas.

Main highways within each reach
From the heart of Happy Valley, residents can reach the main Highway 273 within a 4-mile drive east and the Redding Regional Airport within an 11-mile, 18-minute drive. Once in Anderson, it's less than a mile drive to hop onto Interstate 5 to reach the rest of northern California.

Shasta County Fair and Strawberry Festival fun
The Shasta County Fair, held each June at the Shasta District Fair and Event Center in Anderson, draws a crowd of more than 80,000 for a four-day event featuring livestock shows, a carnival, and plenty of food and drink. West Valley Early College High is home to the annual Strawberry Festival bustling with booths, entertainers, pony rides and strawberry shortcake galore. "It happens on our huge FFA lot out back where there's a big barn," adds McMahon. "It's where the FFA also hosts a sale of plants and mandarin trees grown on the lot every April and a pumpkin patch every October with a petting zoo," McMahon adds.
