A pioneer streetcar suburb in Northside
Developed in the 1890s as one of America’s first streetcar suburbs, Chestnut Hill offers an enticing blend of history and convenience. The neighborhood is located just north of downtown in Richmond City’s Northside community, which has begun to see major revitalization in recent years. “The revitalization of the area is a huge draw,” says Kacie Jenkins, Realtor with Real Broker LLC. “The houses look fantastic — they’re bringing them back to their former glory, and people are really attracted to that.”
Classic architecture and catslide roofs
Chestnut Hill is dominated by charming American Foursquare homes that stand neatly next to each other on narrow lots with shallow front yards. A few unique Tudor and Victorian Revivals can be spotted in the area as well, with standout features like catslide roofs and octagonal turrets. With a mix of homes that have been recently renovated and those in original condition, prices in Chestnut Hill can range between $198,000 for a three-bedroom home in original condition and $450,000 for a fully renovated four-bedroom property with all the bells and whistles. “In general, inventory in Richmond is just at an all-time low, and this part of town is no exception,” says Jenkins. “Houses are selling within 5 to 10 days on the market when they’re priced right, staged right and fixed up right.”
Richmond Public Schools
Students in the neighborhood can attend Richmond Public Schools. They can start at Overby-Sheppard Elementary School, rated C-minus on Niche, before going to Henderson Middle School, which is also rated C-minus, and graduating from John Marshall High School, rated C. John Marshall High School, home of the Justices, receives high ratings from Niche in the athletics, clubs and activities, resources and diversity categories. Their powerhouse boys’ basketball team went undefeated in the 2022-2023 season, leading them to win the state championship.
Hotchkiss Park
The nearby Hotchkiss Park, featuring football fields, soccer fields, and basketball, tennis and pickleball courts, offers plenty of options for everyone. There is a large playground complete with climbing structures for kids to enjoy, as well as outdoor gym equipment for an energizing workout. On hot summer days, the community can cool off in the sparkling Hotchkiss Field Pool, which is staffed with lifeguards and has free entrance.
Trendy eateries on Brookland Park Boulevard
A main Northside thoroughfare, Brookland Park Boulevard, is flanked by some of Richmond’s hottest new eateries. Fuzzy Cactus is a Richmond favorite that’s grown wildly popular with its rock and roll attitude, killer live shows and tasty menu. Once a week, on Honky Tonkin Tuesdays, the trendy bar trades its head-banging for line dancing and cowboy hats. The Smoky Mug, which opened in 2020, has not only survived but thrived and quickly become one of Richmond’s most beloved spots. Operating as both a coffee shop and a Texas barbeque joint, at this quirky hybrid restaurant, Richmonders enjoy silky vanilla lattes and chopped brisket sandwiches.Locals pop over to Food Lion on Mechanicsville Turnpike to restock the pantry, then head across the street to Roses for discounted daily essentials and household items. There’s also a Family Dollar located on 3rd Avenue right in the neighborhood. A few doors down, New York Fried Chicken is a tried and true choice for crispy chicken wings, french fries and burgers.
Interstate 64
Interstate 64, a highway that’s convenient for getting just about anywhere in the city, curves through the south side of Chestnut Hill. The Greater Richmond Transit Company, known by locals at the GRTC, is also a popular option for getting around the city. Bus stops stud more heavily trafficked roads, such as North Avenue. Just a 2-mile venture from Richmond’s artsy and business-packed downtown, Chestnut Hill offers convenient and quiet city living.
