Both structures and the property had been used by Victor Treatment Centers, Inc., a non-profit of 45 +/- years of history, for purposes of fulfilling contracts with the county of Los Angeles, to provide transition housing to young ladies, and administrative support functions for this program. This contract recently ended, necessitating its listing.

There is a large surface slurry parking lot behind the office building. Access to both the office building and the home can occur from the parking lot or from Green.

The property is surrounded by single family residences, on lots ranging from .10 to .14 acres in size. Since this property consists of 1.44 acres, it would appear that a buyer would look at removing the existing structures and subdivide the lot into smaller sized lots more in conformance with the nearby neighborhood, and developing SFRs on them. An alternative use might be a condo or apartment structure. The buyer is advised to contact the count of Los Angeles for more details. In other words, this listing is a land and redevelopment play. Because it is a land or redevelopment play, there are no interior photos of the two structures. Instead, there are aerials of the property.

The proper vesting of ownership from Rosemary Children's Services, Inc. (aka "Rosemary") to Victor Treatment Centers, Inc., (aka "Victor") successor by merger, will occur during the escrow process.
