National Hills is an established Augusta neighborhood, where brick ranch-style homes sit just a short drive from Augusta National Golf Club and Downtown Augusta. Most of what residents need day to day is within the community itself, from scenic parks along the Savannah River to a stretch of shopping and dining options along Washington Road. Altogether, National Hills is a practical neighborhood with a central location and a settled, residential feel.

Housing styles and prices in National Hills

National Hills features a mix of single-family homes and townhouses. Brick ranch-style homes from the mid- to late 20th century make up most of the neighborhood’s housing stock, with occasional Colonial Revival or split-level properties. Depending on size, age and condition, these houses can range in price from the high $100,000s to the low $300,000s, while townhouses, mainly built in the early 2000s, often cost between the mid-$100,000s and the low $200,000s. “National Hills has a mature landscape,” says Jeffery Patterson, a real estate agent with Better Homes and Gardens EP, who has sold homes throughout Augusta. “You’ll find older homes with larger lots than many nearby neighborhoods.”

What Masters week is like in National Hills

Augusta National Golf Club is just south of National Hills in the Lakemont neighborhood. Each April, it hosts the prestigious Masters Tournament, drawing about 40,000 patrons to the exclusive club each day. While this influx of visitors obviously brings traffic to Washington Road, where the club is located, and crowds to local businesses, it also creates an energy that’s hard to find in other cities. Local life and conversations center on the tournament for about two weeks. Plus, there’s a financial incentive for homeowners in the area. “A large majority of people rent out their houses for the tournament,” Patterson says. The Augusta Rule, a special tax provision, allows Augusta residents to rent their homes for up to 14 days tax-free.

How school choice works in Richmond County

The Richmond County School System serves National Hills. The district has many choice pathways, including in-district transfers, specialty programs and four magnet schools. Admission to magnet schools is competitive, not lottery-based, and is based on grades, attendance, conduct and a district-administered math and reading assessment.

Where National Hills residents shop and dine

In National Hills, you can easily run errands along Washington Road, a major commercial corridor. Grocery stores here include Kroger and The Fresh Market. There’s a Publix in the adjacent West Augusta neighborhood, also home to Surrey Center, an upscale open-air mall. Within 5 miles, you can reach Downtown Augusta, which features a variety of local shops and eateries, and Summerville, sometimes called the city’s dining district, offering even more restaurants.

National Hills offers a range of things to do for fun, from waterfront parks along the Savannah River to indoor recreational spaces. Without leaving the neighborhood, you can:

Getting around Augusta from National Hills

National Hills has easy access to Interstate 20, which connects with Interstate 520. A few bus stops are also in the area, allowing residents to travel throughout the city via public transit. Here’s how far National Hills is from employment centers and airports:

  • The city's medical district, located in the Uptown neighborhood, is just 5 miles east.
  • Fort Eisenhower is roughly 12 miles away.
  • Augusta Regional Airport is about 17 miles south.
  • Savannah/Hilton Head International Airport is roughly 125 miles southeast.
  • Hartsfield-Jackson Atlanta International Airport is roughly 150 miles west.

What to know about flooding and storms in National Hills

Hurricane Helene struck Augusta in September 2024, with wind gusts exceeding 100 miles per hour. The storm caused widespread tree loss, damaging many homes, and National Hills, with its old-growth oaks and mature pines, was particularly vulnerable. While many residential properties have been renovated or rebuilt, experts say full canopy restoration could take decades. Even outside of major storms, flooding is a reality in Augusta. When heavy or prolonged rainfall saturates the ground, the city's aging drainage systems, creeks and tributaries can exceed capacity, sending water into streets and yards.
