Goss-Grove is the geographic center of Boulder. The historic residential neighborhood is situated between Downtown, the University of Colorado Boulder and the Twenty Ninth Street Mall retail area. “It’s a neighborhood I like quite well because of its proximity to Downtown and its farmers market,” says Associate Broker Colette Herwitt with Berkshire Hathaway HomeServices Rocky Mountain Realtors, who has over 30 years of experience. “There are a lot of educated people living here with the university close by.”

Historic housing and multifamily properties
Goss-Grove is known for its Victorian homes, walkability and active community. The neighborhood’s history and location have an impact on the housing market, with a mix of older homes and newer apartment complexes throughout. “It’s one of the older Boulder neighborhoods, like Whittier but not as pricey. Many of the houses were built prior to the 1920s,” Herwitt says. Victorian-inspired, multilevel homes and bungalows line the streets, costing anywhere between $990,000 and $1.4 million. These properties share characteristics such as front porches, dormer windows and gabled roofs. Traditional duplexes and condominiums from the 1980s are also common, ranging from 400 to 1,200 square feet with a price of $300,000 to $625,000. Many of these properties are rented out to college students who want to live off-campus but stay within walking distance. There are also multiple apartment communities in Goss-Grove, including Madeline Creek Apartments, Canyon Villa Apartments and Two Pines.

A close community that goes green
Despite the continual turnover of college renters, the neighborhood maintains an active and social community among its long-term residents. The Goss-Grove Neighborhood Association (GGNA) hosts a handful of block parties a year. It also plans eco-friendly initiatives such as community composting and the Pollinator Project to keep the neighborhood clean and green. Goss-Grove’s status as the geographical center of Boulder is celebrated with a mural of a compass mandala of native insects at the intersection of 19th Street and Grove Street.

Surrounded by shopping and dining
Goss-Grove’s central location means the neighborhood is within walking distance of shopping and dining on all sides. Downtown Boulder, with eclectic shops and locally owned restaurants, is only a mile northwest. To the east, Twenty Ninth Street Mall has dozens of big box stores and name-brand retailers. Within the neighborhood itself, there are a handful of restaurants on Folsom Street. Village Coffee Shop started as a small cafe in the 1970s and expanded to become a classic American diner serving breakfast. Tibet Kitchen brings international flavors to the area, while Backcountry Pizza & Tap House has a rotating draft list of local microbrews. For grocery shopping, there’s a Sprouts Farmers Market on the other side of Folsom Street in The Village Shopping Mall. The commercial center also has McGuckin Hardware and a breakfast spot with pastries, called Le French Café. Local artist’s paintings decorate the space, whose works are also for sale. Three blocks away, the Boulder Farmers Market is open every Wednesday and Saturday, providing produce and crafts from local farmers and artisans.

High-rated Boulder public schools
Families living in Goss-Grove can send their children to schools within the Boulder Valley School District. Whittier International Elementary School maintains a B-plus grade by Niche and is a designated Historical Landmark as the oldest continuous operating school in Colorado. From there, students can attend Casey Middle School, which has an A-minus grade and is a Pre-Advanced Placement school. Boulder High School is ranked the No. 9 Best Public High School in Colorado, according to Niche, and earns an A. Students can opt for concurrent enrollment at the University of Colorado and earn college credit while still at Boulder High. Naropa University is an accredited college located near Goss-Grove that provides contemplative education within its curriculum.

Natural gardens and outdoor recreation
While Goss-Grove itself has limited green space, there are a few areas nearby. Emma Gomez Martinez Park has a large grassy field and a renovated playground with natural features such as sitting rocks and a treehouse-shaped slide. There’s also a basketball court and a picnic area. A mile southwest, the Andrews Arboretum has pathways that wind through a demonstration garden with natural foliage and scattered park benches. The Goss-Grove Neighborhood Garden was created in 2019 for the community’s Pollinator Project. The garden is filled with native wildflowers and grasses that attract bees, butterflies and hummingbirds.

Traveling in and out of Goss-Grove
Goss-Grove’s residential streets are both pedestrian- and biker-friendly with sidewalks and multi-use paths. As such, the neighborhood has a Walk Score of 95 and a Bike Score of 100, both out of 100. It’s common to see people riding or taking afternoon strolls. Commuters can access the rest of Boulder along Colorado Highway 119, also known as Canyon Boulevard. Those who prefer public transportation can find stops for the RTD bus service along Arapahoe Avenue, Canyon Boulevard and Folsom Street.
