Diverse housing market with single and multifamily options

Goss-Grove’s housing market is a mix of century-old homes and newer, multifamily properties. “It’s one of the older Boulder neighborhoods, like Whittier but not as pricey,” says Colette Herwitt, a Realtor and associate broker with Kentwood Real Estate, who has over 30 years of experience. “Many of the houses were built prior to the 1920s.” Victorian-inspired multistory homes and bungalows are common and cost anywhere between the lower $600,000s and $2 million, depending on age, condition and square footage. Duplexes go for similar prices.

Condos and multistory townhouses from the 1980s are another option. Units range from the lower $300,000s to the lower $800,000s. Many of these are used as investment properties and rented out to college students.

Goss-Grove’s extensive rental market

Apartment complexes make up a majority of the neighborhood’s rental market. Units span 400 to 900 square feet and cost around $1,200 to $2,000 a month, based on number of bedrooms. Some complexes are strictly student housing, while others are open to the community. Condos and duplexes for rent are priced a bit higher, up to $4,000 a month. Goss-Grove’s Victorian homes are rare to find on the rental market, but can get up to $7,000 a month when they are.

Retail and dining amenities within walking distance

Goss-Grove’s central location puts you within walking distance of shopping and dining on all sides. “The neighborhood is really nicely situated,” Herwitt says. “It’s a neighborhood I like quite well because of its proximity to downtown and its farmers market.” Pearl Street Mall is about half a mile north with a robust selection of eclectic shops and locally owned restaurants. The Boulder Farmers Market takes place on Wednesdays and Saturdays on 13th Street. Vendors sell everything from fresh produce to handmade home goods. To the east, Twenty Ninth Street Mall has big-box stores and name-brand retailers like Nike and Home Depot. There are also multiple grocery stores in the area, including Sprouts Farmers Market, Natural Grocers and Trader Joe’s.

Closer to home, the neighborhood has a selection of restaurants along Folsom Street:

Navigating Goss-Grove by foot, bike, bus or car

The neighborhood is both walkable and cyclist-friendly. Sidewalks and crosswalks line the roads, and there are bike lanes on 17th and Folsom streets that connect to CU Boulder’s campus less than a mile away. Downtown Boulder’s half-mile trek takes about 12 to 15 minutes on foot. Public transit options include local bus lines with stops along Canyon Boulevard and Arapahoe Avenue.

Those who drive can use Colorado state Highway 119, known as Canyon Drive, to access the rest of Boulder. U.S. Route 36 is about 2 miles south.

A neighborhood garden and nearby parks

Goss-Grove has limited green space, but the community’s Pollinator Project brought a garden to the neighborhood in 2019. The Goss-Grove Neighborhood Garden is filled with native wildflowers and other plants that attract bees, butterflies and hummingbirds. The Emma Gomez Martinez Park is within walking distance and features a basketball court and nature-themed playground. About a mile east, Scott Carpenter Park is outfitted with sports fields, a skate park and an outdoor swimming pool.
