Island Village is an established gated community near the water
While Island Village is not surrounded by water, as its name might imply, it does occupy its own slice of paradise for those seeking a unique combination of privacy and convenience. Notched into the southeast corner of Long Beach, Island Village is a 184-acre gated community that opened in 1973. “It was built on what was essentially leftover land, and the attraction is that they were fairly affordable homes close to more upscale Long Beach neighborhoods of Belmont Shores, Naples and Seal Beach,” says Alan Fasnacht of Team Fasnacht Realty. Out of the way but close to the action, this Long Beach enclave is quite appealing. “For the right person," says Fasnacht, "it’s a great opportunity to live close to the water and enjoy the good weather and the cool ocean breezes.”
Compact custom-built homes with landscaped courtyards
Because the community was built before the cookie-cutter home craze took hold, the community features several custom styles offering three- and four-bedroom layouts ranging from 1,200 square feet to 1,800 square feet. The homes rest relatively close together, but there are no attached walls, and each home features a courtyard on the side and a small front yard with enough room for the decorative landscaping that is seen throughout the neighborhood. “They are townhouse-style homes built to maximize the land,” says Fasnacht. “With that style, you can build a two-story home with a small footprint.” The smaller homes typically list in the $900,000 range, while the larger homes sell for $1 million-plus.
Community recreation and the nearby San Gabriel River Bike Trail
Residents have access to numerous community amenities that include a clubhouse, two pools and a tot lot, all providing plenty of opportunity for recreational and social activities among neighbors, and there are attractive green spaces throughout. Island Village is easily walkable, and there is a paved walking path on the west side along a waterway. Outside the community, the nearby San Gabriel River Bike Trail leads directly south to the waterfront at Seal Beach, less than 3 miles away. Even closer, across Alamitos Bay, is Mother’s Beach in the buzzy Naples neighborhood.
Highly rated Long Beach schools
Students can attend a trio of top Long Beach Unified public schools, all within 4 miles of the community. The closest is Kettering Elementary, an A-rated school by Niche that received a 10 out of 10 from GreatSchools. Rogers Middle School, which received a 9 out of 10 for test scores from GreatSchools, and Wilson High School, also are highly rated by Niche. Kettering features a dual immersion language program. Rogers offers an array of extracurricular clubs covering a variety of topics, from anime to fashion to writing. Wilson’s curriculum includes 24 Advanced Placement courses.
A short drive to Whole Foods and Trader Joe's
Island Village is a wholly residential community, meaning residents do not have to deal with the typical big-city realities of commercial noise and traffic. The neighborhood is buffered from such inconveniences, as it surrounded primarily by undeveloped land. So it is, essentially, an island – a conveniently located urban one. Only a mile to the west along 2nd Street, which forms the community’s north side, is the 2nd & PCH shopping mall. The retail center is anchored by a Whole Foods and includes a Trader Joe’s and several eateries. Residents can enjoy a quick meal at California standard In-N-Out Burger or relax at waterfront favorites like Tantalum, an Asian fusion restaurant, and Schooner or Later, a dockside café. And for seafood dinners at home, residents can grab what they need at San Pedro Fish Market.
