This neighborhood, on the northern outskirts of Los Angeles, provides a taste of small-town life despite being part of the largest city on the West Coast. Longtime residents may notice an influx of new neighbors. “It’s an up-and-coming area,” says Keller Williams broker Nick Avedissian, who has over three decades of experience. “It’s become very popular right now, especially for first-time homebuyers.”

Midcentury homes with mountain views
In the residential areas of Sunland, homes sit on streets lined with towering palm and evergreen trees. However, the picturesque neighborhood has its cons, like a severe fire risk due to its proximity to the Angeles National Forest, where wildfires can spread quickly. Architecture-wise, most of the homes in Sunland were built in the mid-20th century and are ranch-style homes with attached garages and driveways. Contemporary new construction has increased as new residents target the community. Ranch-style houses usually sell between $800,000 to $1.4 million, while new construction starts from $1.1 million and goes up from there. Homes tend to sell quickly here, no matter the style. “Any home in LA is in high demand,” says Realtor Sokrat Arzumanyan, who has over two decades of regional expertise and works with Coldwell Banker Hallmark.

Mountain hiking at Oro Vista Park and more recreation
Sunland’s mountainous landscape allows for built-in recreation opportunities. At Oro Vista Park, which fittingly translates to Gold View Park, hikers can explore a dog-friendly trail with desert and mountain scenery. There is a small stream for swimming and picnic tables available. Tujunga Ponds Wildlife Sanctuary has a 3-mile trail — a rocky path open to hikers and horseback riders, who can pass by views of the mountains rising over the pond. The Angeles National Golf Club is a private 18-hole course designed by Jack Nicklaus’ company. The course is known for its spectacular, panoramic vistas of the mountains and has an onsite cafe.

Well-rated LA Unified public schools
The community is served by the Los Angeles Unified School District, which earns a B-plus grade according to Niche. Apperson Street Elementary has a B rating. Also given a B grade, Mount Gleason Middle School has a dual-language program in Armenian and English. The area’s Verdugo Hills Senior High has an A rating and the Magnet Schools of America Distinction and Excellence Awards for its STEM and Multimedia and Visual and Performing Arts magnets.

Local restaurants and more on Foothill Boulevard
Restaurants and local businesses are along Foothill Boulevard, Sunland’s main thoroughfare. Open since 1970, Corsica Italian Delicatessen is a small market that is a takeout hotspot for a quick lunch. Philly cheesesteaks are particularly popular, along with an after-meal cannoli. Enjoy the Mexican fare and margaritas at Mi Casita, a dimly lit restaurant with plenty of booth seating. There is a Ralphs down the road in the Sunhill Shopping Center for stocking up on groceries.

LA attractions: Discovery Cube and Descanso Gardens
Although it's on the edge of Los Angeles, Sunland is near several of the city’s big attractions. Discovery Cube Los Angeles features hands-on exhibits where kids can continue learning about science outside of school or burn energy on the huge playgrounds. Descanso Gardens is a sprawling 150-acre botanical garden with an oak woodland, a rose garden and an ornate Japanese garden.
Sunland's distance to downtown LA
Sunland is a car-dependent community, so most residents use local interstates for their daily commutes. About 15 miles from downtown Los Angeles, residents can get to the city center via California 2. Those who prefer public transit can hop on Metro and LADOT buses. For health services, Sunland Medical Center is right in the neighborhood. Hollywood Burbank Airport is about 10 miles away.
