Eclectic Sun Valley homes with diverse price points
Alongside a wealth of commerce and places to work, Sun Valley marries industrial hustle with a friendly suburban charm. And, because the neighborhood is positioned on the cusp of the Verdugo Mountains' foothills, Sun Valley also strikes the balance between city and rural living, just another way the neighborhood has woven itself into the city's intricate and beautiful web. Like the diverse community that lives here, Sun Valley itself combines influences from all different lifestyles, from city streets to winding roads that head out toward the hills. “There's a lot of horse ranches and agricultural property up there,” says local broker Ruzanna Khechumyan, of Ruzanna Khechumyan and Associates. Though Sun Valley is by no means rural, residents can spot some vast private properties the closer they get to the foothills. Near the center of the neighborhood, however, homebuyers are likely to find gridded, residential streets and cozy cul-de-sacs lined by gated front yards, desert landscaping and front driveways. Beneath swaying palms and mature fruit trees that bear witness to the neighborhood’s agricultural roots, homes are often built in eclectic Californian styles, from stucco-walled Spanish revivals to quaint cottages and bungalows mixed with a smattering of traditional homes. In terms of price, homebuyers can find anything from one-bedroom condos selling for about $225,000 to Spanish-revival bungalows selling for $750,000 dollars. Getting around LA on Interstate 5

With so many cultures living together, Sun Valley offers a particularly vibrant California experience, the cornerstone of which being the neighborhood's selection of flavorful restaurants frequented by local residents. The culinary landscape of Sun Valley is as varied as the neighborhood itself, with cuisine ranging from Salvadoran and Mexican establishments to Southeast, Filipino and even Armenian and Middle Eastern spots. Many of these are family-run establishments, so patrons can help support local small businesses by dining at them. For some yummy Thai food, head over to Chai Thung just across the Golden State Freeway and order a hot plate of Pad See-Ew. At Ay Papa Que Rico, residents can dine on colorful Central American and Cuban fare, while Paros Family Restaurant serves house-made hummus, kabobs, salads and gyros. When it’s time for dinner, residents can grab a delicious wood-fired pizza at 786 Degrees, where a different nation inspires each pizza’s ingredients.
The Sun Valley area also has several grocery stores and small shopping centers for everyday needs, from the Food4Less on Webb Avenue to El Super, where residents can find all their Mexican food goods. Retail in Sun Valley also has an industrious bent, with numerous businesses catering to construction, auto repair and home improvement. There are a number of shopping centers in the area as well, where residents can find big box stores and the famed North Hollywood Swap Meet, one of the largest indoor flea markets in Los Angeles.

Heading outdoors near the Verdugo Mountains
Settled at the base of the Verdugo Mountains, residents of Sun Valley have plenty of access to the mountainous parks that fill the area's foothills just northeast of the neighborhood. La Tuna Canyon Park is one close option and features miles of hiking trails across a more than 1,000-acre expanse and plenty of access to secluded nature and stunning views. Closer to home, the neighborhood boasts numerous parks, each with its distinct identity. Fernangeles Park, for example, is a popular local hangout. Residents can beat the LA sun in the outdoor pool or get busy playing on the park's basketball court and playground. Its well-maintained baseball fields often echo with the cheers of Little League games. About two miles east, the Sun Valley Recreation Center and park offers a safe and accessible haven for kids after school or during breaks. Thanks to a grant program from the city, the center is able to offer classes and leagues in everything from gymnastics and karate to tennis and ballet for ages five through 17 at a rate of just $10 dollars for eight weeks.

Los Angeles Unified schools close to home
As part of the Los Angeles Unified School District, residents of Sun Valley have access to plenty of public, charter and parochial options for education. The specific public schools a student here may attend will depend on their address, but a possible pathway is for young students to start at Arminta Street Elementary in kindergarten through fifth grade before progressing to Sun Valley Magnet School for Grades 6 to 8 and John H Francis Polytechnic Senior High for Grades 9 to 12. The teachers at Arminta Street carry a B rating on Niche, and the school offers free afterschool enrichment through the city-wide LA’s BEST program, earning it an overall C rating from Niche. Sun Valley Magnet School, which receives a B-minus rating, is a STEAM school with three separate middle school magnet centers — Environmental Studies Through Arts and Science, Engineering Arts and Technology for Global Progress; and Biomedical Sciences, Engineering and Leadership.
