Sought-after western Augusta neighborhood
From its development in 1964, the western Augusta neighborhood of Montclair has prided itself on having a warm atmosphere and being friendly neighbors. It features more than 530 homes and is known for its spacious lots framed with old-growth trees and flora. However, moving to Montclair doesn’t stop with just a house. The enclave has multiple green spaces, including two neighborhood parks, a swimming pool and an active homeowners association coordinating events yearly. “It is a great community that is established in the area,” says Gerilyn Delaurentys, a Realtor with Summer House Realty who has been selling Augusta homes for seven years. “You just have great amenities with a neighborhood pool, pickleball courts and playgrounds for the kids. They have a lot of events surrounding the community, like Food Trucks and things like that.”

With most housing inventory beginning production in the mid-1960s, Montclair’s architectural styles reflect that period. Brick ranch houses and bungalows, as well as the occasional Cape Cod, adorn spacious lots framed by old-growth trees and range in price from $155,000 to $420,000. Most homes have well manicured yards, as the homeowners association honors a “yard of the month” in its monthly newsletter. Most properties also have fenced-in backyards that provide another layer of security and privacy. Montclair has street lighting and well-maintained sidewalks that make it easy for residents to walk or bike throughout the community. “This neighborhood is established, so when things become available, they move quickly compared to the rest of the city,” Delaurentys says.

Schooling in the Richmond County School System
Children attend the Richmond County School System, scoring a C on Niche and serving more than 30,000 students. Students attend the C-rated Warren Road Elementary, Tutt Middle, which gets a C-minus and the C-plus-graded Westside High School. The high school offers the AP Academy Program, which offers college-level courses and exams that could help students earn college credits in high school and potentially skip some introductory courses in college.

One of the neighborhood's community centers is the Montclair Pool, which is available to join at an additional cost. The L-shaped pool is 25 yards and is a hot spot in the summer to beat the heat, and its spacious deck provides community gathering space for events. Montclair also features a tennis club with private hard-surfaced tennis and the growing sport of pickleball. Warren Road Park and Community Center is another place to burn some steam. With fitness classes and open gym time in the facility, or let the kids run around the playground or have a family picnic.
The Crane Creek Shopping Center and beyond
While there is plenty to do in the technical confines of Montclair, the neighborhood has plenty of nearby shopping and restaurants to find supplies and enjoy an evening out. The Crane Creek Shopping Center and has Sprouts, where locals can find weekly groceries. The shopping center also features a handful of eateries like First Watch and Five Guys. Along the Bobby Jones Expressway, residents can find many big box stores such as Walmart, Sam’s Club and Home Depot. Less than 10 miles from downtown, it's a short drive to entertainment venues like the Miller Theater and James Brown Arena or restaurants like the Frog Hallow Tavern.
Access to I-20 and I-520
Montclair has excellent proximity to both Interstate 20 and Interstate 520. I-20 runs just south of the neighborhood and heads east and west across the United States, starting in South Carolina and ending in Texas. I-520 is an auxiliary highway that encircles Augusta and North Augusta, S.C. The city does operate a bus line through Augusta Public Transit. While no stops reach Montclair, the closest route is the No. 5 Green Line - Washington Road, which can be picked up at the Publix in National Plaza. Montclair is a little less than 10 miles, to the Augusta Medical District, which features multiple hospitals, including the Augusta University Medical Center.
Montclair Homeowners Association and Augusta events
Montclair has a homeowners association that costs $220 annually. The HOA helps organize multiple events in the community throughout the year, including Food Truck Fridays and the annual neighborhood Christmas parade. Montclair is just 3 miles west of the Augusta National Golf Course, which hosts the Masters golf tournament each April.
Montclair’s Crane Ferry Park has 8 Pickleball Courts and 1 Tennis Court.
