West Augusta is rich in history both on and off the green
Known as a golfer's paradise just a 10-minute drive from the Georgia-South Carolina border, West Augusta offers much more than picturesque greens. Only 5 miles west of its namesake city's downtown area along the Savannah River, West Augusta offers quiet suburban living while providing easy access to a smorgasbord of amenities, as well as a sneak peek at the United States' formative times. "George Washington actually came through here, and to see the sites where he came back in 1791 and see the Old Government House and all of these different historic spots that are still here, not a lot of people know about that. There's just tons of history here," says Bradley Sikes, an Associate Broker with Meybohm Real Estate who lives in the area.
Colonials and retro ranch-style homes galore
West Augusta's winding, tree-shaded streets provide a glimpse at 1970s suburbia. Ranch-style homes with hipped roofs built between the '60s and '80s are prevalent, though small cottages and larger colonial-inspired properties are also common. A 2,000-square-foot home will often price between $200,000 and $350,000 while larger homes with five bedrooms can range from $400,000 to upwards of $800,000. West Augusta's housing market is relatively competitive with many homes selling within four to five weeks of their listing.

Established in 1926 and owned by the nearby Augusta University, the 18-hole course features a driving range and practice facility and regularly hosts the 3M Augusta Invitational. Of course, locals are also just minutes from the renowned Augusta National Golf Club. Famous for its signature azaleas and dogwood trees, Augusta is one of the premiere golf destinations in the world, serving as the host of the annual Masters Tournament. According to Sikes, locals will rent out their houses during Masters week. "It's bumper-to-bumper in all areas going into Augusta during The Masters, but I think it's so important for our community because it brings so much economic growth here. We prep so hard to impress the outsiders when they come in. It's like a whole other world," Sikes says. "It's truly magical during that week."
