More buyers returned to Jacksonville's housing market in July
Home sales increased, fewer homes were available for purchase, and prices continued to rise, signaling a somewhat more competitive market than buyers and sellers faced a year ago.
Home sales in Jacksonville pick up
Jacksonville's housing market showed signs of renewed momentum in July. Home sales rose 1.1% from a year earlier, reversing some of the softness that had weighed on the market during the past few years. The gain was modest compared with the national increase of 2.9%, and it ranked 24th among the nation's 40 largest housing markets. Other major Florida metros, including Orlando, Miami, and Tampa, posted stronger sales growth.
Condominiums led the improvement. Condo sales jumped 15.8% after a sharp decline the year before, while townhome sales also posted healthy gains. Single-family homes were the only segment where sales slipped slightly.
Buyers also moved more quickly when they found a home they liked. Properties spent about 66 days on the market, less time than a year earlier. That trend suggested that more buyers entered the market as conditions became more predictable and competition increased modestly.
Fewer homes on the market
Jacksonville still had considerably more homes for sale than it did before the pandemic, but the market's inventory surge continued to ease. The number of homes listed for sale fell sharply over the past year, making Jacksonville one of the few major Florida markets where supply moved meaningfully lower. Even after the decline, inventory remained above pre-pandemic levels, giving buyers more choices than in many major Florida markets.
Shrinking inventory gradually reduced buyers' negotiating power and created a more favorable environment for sellers than existed a year earlier. Even so, buyers continued to have more options than they did during the height of the housing boom.

Home prices edge higher
Home prices also showed signs of stabilization. Jacksonville's median sale price reached $379,450 in July, up 1.2% from a year earlier.
That gain remained modest, and the median price stayed slightly below both the national benchmark and the Tampa market. Still, improving buyer activity and a smaller pool of homes for sale helped support home values. For buyers, Jacksonville remained relatively affordable compared with many of Florida's larger and more expensive housing markets, even as prices continued to move higher.

Jacksonville was the 30th highest-priced housing market among the top 40 largest markets last month. The Jacksonville median home price of $379,450 was 5.1% below the national median home price. Jacksonville's median home price in July compares to the market's peak of $397,000 recorded in June of 2026.

The median price of Jacksonville single-family homes rose by $15,000 over the past year to $415,000, while the median townhome price declined by 0.4%, and the median condo price rose by 2%.

The number of homes for sale in Jacksonville decreased by 14.4% in July compared to the same time last year, while national homes for sale rose by 4.4%.
