Las Vegas home sales increase slightly, while prices stay flat
Las Vegas’ housing market cooled somewhat in July. Buyers were still active, with home sales rising moderately. Prices remained stable, extending a trend that has now lasted for two years.
Townhome sales see the biggest gain
Buyers remained active in July, helping total home sales rise 1.2% from a year earlier to 2,583 transactions. That's a notable turnaround from July 2025, when sales had fallen 11% year over year
Single-family homes continued to account for most sales activity, with transactions climbing 1.4% to 2,002. Townhomes stood out even more. Sales jumped 8.2% to 289 transactions, making them the fastest-growing segment of the market. Condos moved in the opposite direction, with sales falling 5.8% to 292.
At the same time, homes took slightly longer to sell. Days on market rose 1.9% from a year ago to 55 days, although the increase was smaller than what many other Sun Belt markets, including Houston, Nashville, Raleigh, and Charlotte, experienced.
More new listings reach the market
The number of homes for sale changed very little from last year. Nearly 13,000 homes were listed for sale in July, up just 0.5% year over year. That marked a sharp contrast to July 2025, when inventory surged by nearly 40%.
Meanwhile, more sellers entered the market. New listings totaled 4,382 in July, a gain of 11.6% from a year earlier. Those additional listings helped replace homes that buyers purchased during the month.
Inventory trends varied by property type. Condo listings rose 1.4% to 2,462, while single-family home inventory increased 0.6% to 9,143. Townhome listings fell 1.9% to 1,374, reflecting stronger demand in that segment.

Home prices stay steady
With sales and inventory largely in balance, home prices showed little movement. The median sale price was $445,000 in July, essentially unchanged from both a year ago and from 2024.
Prices differed depending on the type of home. Condo prices fell the most, declining 3.7%. Townhome prices slipped 1.4%, while single-family home prices were the most stable, falling just 1%.
For buyers, steady prices and stable inventory levels offered a market with more predictability than many recent years. For sellers, demand remained healthy, but conditions no longer strongly favored either side. Overall, Las Vegas appeared to be one of the more balanced housing markets in the country, with neither buyers nor sellers holding a clear advantage

Las Vegas was the 17th highest-priced housing market among the top 40 largest markets last month. The Las Vegas median home price of $445,000 was 11.3% above the national median home price. Las Vegas' median home price in July compares closely to the market's peak of $455,000 recorded in June of 2026.
Las Vegas single-family prices decrease
The median price of Las Vegas single-family homes fell by $5,000 over the past year to $485,000, while the median townhome price declined by 1.4%, and the median condo price fell by 3.7%.
