Pittsburgh home prices rise even as more homes hit the market

More homes were listed for sale across the Pittsburgh area in July, giving buyers more options than they had a year ago. Even with that increase in inventory, home prices continued to climb, showing that demand remained strong in one of the country's more affordable housing markets.

Home sales remain steady as buyers navigate expanding choices

Pittsburgh home sales fell by 0.4% in July, nearly unchanged from a year ago. Sales fell by just nine transactions compared to July 2025, indicating that buyer demand held up even as more homes came to market.

More inventory gave buyers additional options without causing a significant slowdown in activity. Single-family home sales were unchanged from a year ago at 2,025 transactions. Meanwhile, townhome sales fell 2.3% to 208, and condo sales slipped 3.2% to 122.

More homes come on the market

Inventory grew significantly in July. The number of homes for sale rose 15.2% from a year earlier to 9,646 listings, an increase of 1,273 homes. By comparison, inventory nationwide rose just 4.4%.

New listings also increased. Sellers brought 3,405 properties to market, up 10.3% from a year ago. As more homes became available, months of supply reached 4.8, giving buyers additional leverage and moving the market closer to balanced conditions.

Even with the increase, inventory remained 15.2% below July 2019 levels, showing that Pittsburgh has not fully recovered the housing supply lost during the pandemic-era housing boom.

Homes spent a median of 57 days on the market, up just one day from a year ago. Meanwhile, the sale-to-list ratio held at 96.4%, suggesting sellers continued to receive close to their asking prices.

Median prices climb despite growing supply

Despite the larger supply of homes, prices kept rising. The median sale price reached $273,200 in July, up 5.1% from a year earlier. That gain was nearly double the national price increase of 2.6%.

Pittsburgh homeowners also saw larger dollar gains than the typical U.S. seller. Home prices increased by $13,200 year over year, compared with a $10,000 increase nationally.

Even with those gains, Pittsburgh remained one of the most affordable large housing markets in the country. The median home price was 31.7% below the national median of $400,000.

Pittsburgh was the 40th highest-priced housing market among the top 40 largest markets last month. The Pittsburgh median home price of $273,200 was 31.7% below the national median home price. Pittsburgh's median home price in July compares to the market's peak of $282,750 recorded in June of 2026.

Pittsburgh single-family prices increase

The median price of Pittsburgh single-family homes rose by $16,000 over the past year to $267,000, while the median townhome price declined by 2.2%, and the median condo price rose by 15.6%.

Pittsburgh single-family homes for sale grew by 15.1% to 8,179 in July. In comparison, townhomes for sale rose by 13.8% to 825, and condos for sale increased by 18.7% to 642.
