Sacramento home sales rise while inventory stays tight
Home sales in the Sacramento area edged higher in July, giving buyers a bit more negotiating power than they've had in recent years. At the same time, the number of homes for sale remained limited, keeping competition alive for well-priced properties in popular neighborhoods.
Buyer activity picks up
Home sales in Sacramento rose 2.2% from a year earlier, reaching 2,066 transactions in July. That marked an improvement from July 2025, when sales had fallen 1.2%.
Buyers also had more room to negotiate. Homes sold for 97.9% of their asking price on average, giving buyers about 2.1% off list prices. Meanwhile, homes spent 44 days on the market, three fewer days than a year ago. That's a sign that attractively priced homes continued to sell relatively quickly.
Single-family homes drove much of the market's growth. Sales in that segment rose 3.5% year over year to more than 1,900. Townhome sales were unchanged, while condo sales declined.
For buyers, the latest numbers suggested a market with more flexibility than during the pandemic-era frenzy, even as demand showed signs of strengthening.
Fewer homes on the market
Inventory remained a challenge across the Sacramento region.
The number of homes for sale fell 1.2% from a year earlier to 7,302 listings. That happened even though new listings increased nearly 8%. The market finished July with four months of supply, a level that continued to favor sellers overall.
Inventory also remained well below historical levels. The number of available homes was still 14.5% lower than it was in July 2019, before the pandemic disrupted housing markets.
That trend stood in contrast to what happened nationally. Across the U.S., homes for sale increased 4.4% over the same period. In Sacramento, limited inventory continued to create competition, especially for desirable homes in sought-after neighborhoods.

Home prices hold steady
Even with sales improving and inventory remaining constrained, home prices showed little movement.
The median home sale price held steady at $590,000 in July, unchanged from a year earlier, giving income growth a chance to temper affordability concerns. Nationally, the median home price rose to $400,000.
While Sacramento homes remained significantly more expensive than the national median, prices stayed below the region's peak of $610,000 from 2022.
For buyers and sellers alike, the latest data pointed to a relatively balanced market. Demand improved, inventory stayed tight, and home values remained stable, creating conditions that were neither heavily tilted toward buyers nor sellers.

The median home sale price in Sacramento was flat over the same time last year, while the national median price rose by 2.6%.

Sacramento median home prices were $590,000 in July, the same value as a year prior. Meanwhile, the national median home price increased by $10,000 to $400,000.

Sacramento was the 10th highest-priced housing market among the top 40 largest markets last month. The Sacramento median home price of $590,000 was 47.5% above the national median home price. Sacramento's median home price in July compares to the market's peak of $610,000 recorded in May of 2022.

The median price of Sacramento single-family homes fell by $3,500 over the past year to $604,500, while the median townhome price grew by 7.8%, and the median condo price fell by 4.3%.

Sacramento single-family sales increased by 3.5% in July to 1,908. In comparison, townhome sales were unchanged at 77 transactions, and condo sales fell by 19.8% to 81.
